Dalmark Management Group is seeking an experienced, organized, and customer-focused Assistant Property Manager to support operations at a 220-unit apartment community in Olathe, Kansas.
This is a high-volume, fast-paced community that requires a professional who can effectively balance resident relations, leasing activity, collections, administrative responsibilities, and daily operational support. The ideal candidate is confident handling difficult situations, excels at organization and follow-through, and thrives in an environment where no two days are the same.
The Assistant Property Manager serves as a key member of the onsite team and works closely with the Property Manager to ensure the community operates efficiently while delivering excellent service to residents and prospects.
ABOUT THE ROLE
The Assistant Property Manager is responsible for supporting the financial, leasing, administrative, and resident service functions of the community. This position plays a critical role in maintaining occupancy, managing resident accounts, ensuring file accuracy, and assisting with day-to-day operations.

KEY RESPONSIBILITIES
- Support daily operations of a 220-unit apartment community
- Process applications, lease agreements, renewals, move-ins, and move-outs accurately and timely
- Assist with leasing activities and work to achieve occupancy and retention goals
- Respond to resident inquiries and concerns professionally while helping resolve issues effectively
- Manage resident accounts, rent collections, payment arrangements, delinquency follow-up, and notices
- Maintain accurate resident files and ensure compliance with company policies and applicable regulations
- Assist with resident communications, community events, and resident retention initiatives
- Answer phones, respond to emails, and provide exceptional customer service to residents and prospects
- Process invoices, reports, and administrative documentation accurately and timely
- Assist with online reputation management and marketing efforts
- Coordinate with maintenance staff regarding work orders, make-readies, and resident service requests
- Conduct property inspections and assist with maintaining community standards
- Serve as acting Property Manager during absences when necessary
QUALIFICATIONS
- Minimum 2 years of multifamily housing experience required
- Previous Assistant Property Manager experience strongly preferred
- Strong leasing and occupancy management experience preferred
- Experience managing collections and resident accounts preferred
- Excellent customer service and conflict resolution skills
- Strong organizational, administrative, and time management abilities
- Ability to manage multiple priorities in a high-volume environment
- Experience with Yardi, OneSite, or similar property management software required
- Proficiency in Microsoft Office required
- Affordable housing experience is a plus
