We are seeking an experienced Residential Project Manager to oversee high-end custom home construction and large-scale residential remodeling projects from pre-construction through final completion. The ideal candidate is an organized, proactive leader with extensive knowledge of residential construction, strong communication skills, and a proven ability to deliver projects on time, within budget, and to the highest quality standards.
Key Responsibilities
- Manage multiple residential construction and remodeling projects simultaneously.
- Develop and maintain project schedules, budgets, and timelines.
- Coordinate with homeowners, architects, designers, engineers, subcontractors, and suppliers throughout each phase of construction.
- Lead pre-construction planning, permitting, scheduling, and procurement activities.
- Conduct regular job site visits to ensure work meets quality standards, building codes, and company expectations.
- Supervise subcontractors and ensure projects remain on schedule.
- Identify and resolve construction issues before they impact budget or schedule.
- Review project plans and specifications for accuracy and constructability.
- Prepare and manage change orders, purchase orders, and project documentation.
- Track project costs and maintain profitability through effective budget management.
- Ensure compliance with OSHA safety standards and company safety policies.
- Communicate project progress with clients through regular meetings and updates.
- Coordinate inspections, punch lists, and project closeout activities.
- Foster positive relationships with clients while delivering an exceptional customer experience.
Qualifications
- 5+ years of residential construction project management experience.
- Experience managing custom homes and/or major residential renovations valued at $250,000 to $5M+.
- Thorough understanding of residential building methods, codes, and construction sequencing.
- Strong ability to read and interpret architectural plans and construction documents.
- Experience with budgeting, scheduling, estimating, and cost control.
- Excellent organizational and time management skills.
- Strong leadership and conflict resolution abilities.
- Exceptional verbal and written communication skills.
- Ability to navigate and learn company CRM software
- Microsoft Office proficiency (Excel, Outlook, Word).
- Valid driver's license and reliable transportation.
Preferred Qualifications
- Bachelor's degree in Construction Management, Engineering, or a related field (preferred but not required).
- OSHA 30 certification.
- Experience managing luxury custom homes.
- Knowledge of local residential building codes and permitting processes.
