Job Summary
Join our dynamic team as a Residential Leasing Agent and Assistant Property Manager, where you'll be the welcoming face and vital support for our residents and property operations. This energetic role combines proactive leasing efforts with administrative excellence, ensuring a seamless experience for tenants while maintaining the property's high standards. You'll handle leasing inquiries, coordinate property tours, manage lease agreements, and assist with day-to-day property management tasks. Duties
- Greet prospective tenants warmly, conduct property tours, and showcase available units to maximize leasing opportunities.
- Process rental applications efficiently, verifying applicant information and coordinating background checks in compliance with Fair Housing regulations.
- Prepare, review, and negotiate lease agreements, ensuring clarity and adherence to legal standards such as landlord-tenant law and Section 8 guidelines.
- Manage leasing data entry using Yardi or OneSite property management software to maintain accurate records of occupancy, rent payments, and tenant communications.
- Assist with screening tenants for LIHTC (Low-Income Housing Tax Credit) compliance and Section 8 eligibility, ensuring all criteria are met.
- Handle customer service inquiries via phone or in person with professionalism and courtesy; resolve conflicts promptly through effective conflict management techniques.
- Support property maintenance coordination by communicating tenant requests, scheduling repairs, and tracking work orders within CMMS or Facilities Management systems.
- Maintain organized filing systems for lease documents, legal paperwork, and administrative records; ensure confidentiality at all times.
- Engage in upselling opportunities by promoting additional services or amenities to enhance resident satisfaction and retention.
- Assist with administrative tasks such as data entry, filing, phone etiquette, and general office duties to support smooth property operations.
Qualifications
- Proven experience in property management or real estate administrative roles; familiarity with residential leasing processes is preferred.
- Strong knowledge of landlord-tenant law, Fair Housing regulations, LIHTC programs, Section 8 housing policies, and legal contracts related to leasing.
- Proficiency in Yardi, OneSite, or similar property management software; experience with CMMS or Facilities Management tools is a plus.
- Excellent customer service skills with the ability to handle conflict effectively while maintaining professionalism.
- Demonstrated ability in negotiation and upselling techniques to maximize occupancy and revenue.
- Office experience including data entry, filing systems, phone etiquette, and administrative support functions.
- Familiarity with property maintenance coordination and facilities management practices.
- Strong organizational skills with attention to detail; ability to manage multiple priorities efficiently.
