We manage our portfolio through an in-house construction, property management, and asset management platform, and we employ roughly 300 people across five states.
Position Summary
You will own the reporting engine behind Rise48 Equity’s multifamily portfolio, from acquisition through disposition. Every recurring cycle runs through this seat — investor reporting packages, lender and loan compliance deliverables, capital expenditure draws, and monthly performance analysis against underwriting and budget. The templates and trackers exist today and will be handed to you directly. Run them accurately, use AI tooling to make them faster, and move past reporting the numbers to explaining what is driving them. It is a high-visibility seat with direct investor contact.
Immediate Priority — First 60 to 90 Days
Your first mandate is to take full ownership of the recurring reporting cycle — investor reporting, distributions support, and lender and loan compliance reporting — through a structured handoff from the Senior Investment Management Analyst. By the end of 90 days you are running the calendar independently, with every deliverable filed accurately and on time. Once the cycle is yours, the work shifts from reporting the numbers to explaining them, and to putting recommendations in front of leadership.

Key Responsibilities
1. Prepare and issue the recurring investor reporting packages and the materials that support investor-facing discussions, including performance updates, financial summaries, and asset-level commentary.
2. Own the portfolio loan compliance schedule and its supporting documentation, covering loan terms, rate caps and hedges, maturity and extension dates, and future funding provisions.
3. Refine and document the existing reporting templates, trackers, and workflows, applying AI tools where they compress the cycle, so the reporting calendar holds as the portfolio grows.
4. Track monthly and quarterly property performance against underwriting, budget, and business plan, and explain the drivers behind every material variance.
5. Monitor renovation and value-add programs — units delivered, cost per unit, and rent premiums achieved versus projected — and flag deviations early.
6. Prepare submarket and comparable-property analysis from operating statements, rent rolls, and market surveys to support rent growth assumptions and hold-period strategy.
7. Serve as a direct point of contact for investor inquiries, answer them in plain language, and escalate sensitive matters with a recommended response.
8. Manage the capital expenditure draw process against the value-add business plan — assemble supporting documentation with construction, submit draw requests to lenders, and track each draw through funding.
9. Build the analysis and supporting materials behind value-creation recommendations, and partner with property management and construction to track execution of approved initiatives.
10. Support refinance, supplemental financing, and disposition workstreams, including data collection, broker and lender diligence requests, and return analysis.
Required Qualifications
- One to two years of experience in commercial real estate, asset management, investment management, investor relations, accounting, banking, or financial analysis.
- Strong Excel skills, including financial modeling, lookups, pivot tables, and building analysis from raw data.
- Demonstrated accuracy and discretion in recurring reporting and in handling confidential investor and financial information.
- Clear written and verbal communication, including the poise to handle unscripted investor phone calls and to interact directly with senior leadership.
- Hands-on use of AI tools in a work setting, or a clear drive to adopt them — you will be expected to use AI to compress the reporting cycle.
Preferred Qualifications
- Bachelor’s degree in Finance, Real Estate, Accounting, Economics, Business, or a related field, or equivalent practical experience.
- Multifamily real estate experience, including rent rolls, operating statements, and value-add business plans, ideally across a multi-state portfolio in Arizona, Texas, and North Carolina.
- Hands-on experience with Entrata, AppFolio, or a comparable property-management and accounting platform.
- Understanding of private real estate syndication structures, waterfalls, preferred returns, and capital accounts, and familiarity with agency, bridge, or CMBS loan documents.
- Experience building or improving reporting processes, dashboards, or automation, including prompting AI tools to draft, reconcile, or quality-check recurring work.
Compensation & Benefits
Base salary :$60,000 – $70,000, commensurate with experience
Bonus : Discretionary annual and/or quarterly bonuses, awarded at company discretion

Pay: $60,000.00 - $70,000.00 per year
