Job Description:
As a Part-Time Maintenance Technician, you will be responsible for the inspection, maintenance, and repair of all machinery, equipment, and facilities. Your primary goal is to ensure our properties are well-maintained, safe, and fully functional. This includes performing routine maintenance, handling repairs, managing home inspections, and maintaining vendor relationships.
Key Responsibilities:
- Routine Maintenance & Inspection: Conduct regular inspections and maintenance of properties, including wastewater treatment plants, lift stations, community buildings, and grounds. Inspect building systems such as plumbing, roofs, drains, and equipment to identify and address potential issues.
- Repair & Troubleshooting: Quickly diagnose and repair mechanical, electrical, and plumbing systems. Perform routine repairs involving painting, electrical wiring, and other maintenance tasks to minimize downtime and prevent further damage. Monitor and maintain heating and air conditioning units.
- Safety & Compliance: Strictly adhere to all safety protocols, including OSHA, EPA, and local regulations. Ensure all hazardous materials are properly handled and stored. Maintain a clean and safe working environment and facilitate on-site safety meetings.
- Documentation & Inventory: Keep accurate records of all maintenance activities, work orders, and equipment manuals. Manage an inventory of spare parts, tools, and supplies required for maintenance and repairs.
- Vendor & Team Communication: Coordinate with vendors for service contracts and repair work. Communicate effectively with supervisors and team members regarding project progress, issues, and recommendations.

Qualifications:
- High school diploma or equivalent.
- Technical training or certification in maintenance, HVAC, electrical, or plumbing is highly preferred.
- Proven experience as a Maintenance Technician or in a similar role.
- Strong knowledge of maintenance and repair techniques.
- Excellent problem-solving skills and the ability to work independently or as part of a team.
- Basic computer skills for record-keeping.
Physical Requirements:
- Ability to lift heavy objects, work in tight spaces, and stand for extended periods.
- Must have hand and finger dexterity, good vision, and the ability to talk and hear.
- Work may be performed outdoors in various weather conditions.
- Travel between site locations may be required.

Pay: $15.00 - $18.00 per hour
