Purpose
The Residential & Commercial Garage Door Service Technician is responsible for the installation, service, repair, maintenance, and troubleshooting of residential, commercial, and industrial garage door systems and related equipment.
This role performs hands-on mechanical and electrical work in homeowners’ residences and services high-energy and large-scale door systems in active commercial and industrial environments. The position requires mechanical aptitude, electrical knowledge, strong safety awareness, professional customer-focused service, and the ability to work independently and in coordination with customers and other contractors.
Essential Duties and Responsibilities
- Install, service, troubleshoot, and repair residential garage doors, operators, springs, tracks, panels, cables, rollers, and hardware.
- Install, service, inspect, and repair commercial and industrial garage door systems, including rolling steel doors, sectional doors, fire doors, high-lift systems, dock equipment, and motorized operators.
- Diagnose mechanical, electrical, and structural issues and determine appropriate corrective actions.
- Install and service motorized garage door openers, safety sensors, keypads, remotes, and control systems.
- Safely adjust and replace high-tension springs, cables, counterbalance systems, tracks, rollers, and related hardware.
- Perform safety inspections and ensure compliance with manufacturer specifications and safety standards.
- Perform preventative maintenance inspections and recommend repairs or upgrades to customers as appropriate.
- Measure openings, verify materials, and ensure proper fit and operation.
- Read and interpret work orders, technical manuals, wiring diagrams, blueprints, and manufacturer specifications.
- Load, unload, and transport doors, parts, tools, and materials.
- Communicate clearly with customers regarding work performed, recommendations, and safety concerns.
- Communicate professionally with customers, facility managers, and other contractors while on job sites.
- Complete service documentation, work orders, and job notes accurately and timely.
- Accurately document work performed, materials used, and service recommendations through company systems.
- Maintain company vehicles, tools, equipment, and inventory in safe and working condition.
- Participate in on-call or after-hours service rotations as required.
- Represent the company professionally while onsite with customers.
- Comply with all company policies, procedures, and performance expectations.
- Safely operate a motor vehicle to travel between job sites, customer locations, or other work-related destinations.
- This role may require driving DOT-regulated vehicles. Employees assigned to such duties must be able to obtain and maintain a valid DOT medical card and comply with all applicable driving and safety regulations.
Safety
- Follow all company safety policies, procedures, and training requirements, including OSHA and applicable state safety regulations.
- Comply with all company safety policies, OSHA regulations, and applicable federal, state, and local safety requirements.
- Properly use required Personal Protective Equipment (PPE), including but not limited to safety glasses, gloves, hearing protection, hard hats, high-visibility apparel, fall protection, and steel-toe footwear as required by the job site.
- Safely handle, install, adjust, and repair residential, commercial, and industrial garage door systems, including springs, cables, counterbalance systems, tracks, openers, operators, and dock equipment.
- Recognize the hazards associated with high-tension systems.
- Follow lockout/tagout procedures and electrical safety practices when servicing powered equipment, doors, operators, and related electrical components.
- Perform work at heights using ladders, lifts, scaffolding, or elevated platforms in accordance with safety standards and training.
- Inspect tools, ladders, lifts, vehicles, equipment, and job-site conditions prior to use and report unsafe conditions, damaged tools, equipment, or hazards.
- Maintain clean and organized work areas to reduce slip, trip, and fall hazards.
- Maintain clean and controlled work areas to minimize slip, trip, fall, struck-by, and caught-between hazards in active commercial facilities.
- Safely operate company vehicles and comply with all motor vehicle laws and company driving policies.
- Safely operate forklifts, scissor lifts, boom lifts, and other powered equipment when authorized and trained to do so.
- Coordinate work safely around customers, contractors, and facility operations to prevent injury or property damage.
- Immediately report work-related injuries, incidents, near misses, unsafe conditions, or property damage in accordance with company reporting procedures.
- Participate in required safety meetings, training, job safety analyses, job hazard analyses (JHAs), and site-specific safety orientations as assigned.
- Stop work and notify management when unsafe conditions exist that could result in injury, property or equipment damage, or regulatory violations.
Failure to follow safety policies and procedures may result in disciplinary action, up to and including termination of employment.
Qualifications Required
- High school diploma or GED equivalent.
- Minimum of 2–5 years of experience servicing commercial or industrial garage door systems.
- Strong mechanical aptitude and troubleshooting skills.
- Working knowledge of electrical systems.
- Basic electrical knowledge, including low-voltage systems, sensors, and controls.
- Ability to safely work independently with minimal supervision.
- Ability to read work orders, diagrams, installation instructions, technical manuals, and schematics.
- Valid driver’s license with an acceptable motor vehicle record.
- Ability to pass pre-employment drug screening and background requirements.
Preferred
- Prior experience in garage door installation, service, construction, mechanical repair, or related trade.
- Experience with fire doors, dock levelers, and high-cycle door systems.
- OSHA 10 or OSHA 30 certification.
- Lift, forklift, or aerial platform certifications.
- Manufacturer certifications for door or operator systems.
Physical Requirements
- Ability to lift, carry, and maneuver doors, panels, and materials weighing up to 75 lbs.
- Ability to climb ladders, kneel, bend, reach, and work overhead.
- Ability to work in varying weather conditions.
- Ability to stand and walk for extended periods.
Work Environment & Schedule
This role is performed in residential, commercial, and industrial service environments and may involve constant noise, moving equipment or machinery, power tools, lifts, ladders, and mechanical and electrical components.
The position requires frequent physical activity, including standing, walking, bending, kneeling, climbing, reaching overhead, and lifting for extended periods. Work is performed both indoors and outdoors and may require exposure to varying weather conditions and temperatures, dust, and job-site hazards.
Technicians may work in customer homes, garages, residential properties, active commercial and industrial facilities, loading docks, and around other contractors.
The regular work schedule is Monday through Friday, 7:30 AM–4:30 PM. The commercial technician document also states that the position may include variable hours, travel to multiple job sites, participation in on-call rotations, emergency service calls, and occasional overnight travel.
Pay: $22.00 - $30.00 per hour
