As a Business Development Manager, you’re the architect of that answer. You’ll combine disciplined outbound activity with strategic partnerships to build a compounding book of business—builders, brokerages, teams, and investors who send you multiple listings, not just one-off projects.
Your Mission
Your mission is to make the opportunity visible in your market and then build a plan around it
You’ll:
- Lead with cold outbound activity as the fastest path to first pipeline—50+ targeted calls per day into builders, brokerages, agents, and investors
- Use a cascading system, not random prospecting: every outbound touch must end as a booked meeting, a scheduled follow-up, or a clean “no.”
- Identify high-value partners who can send repeat business (builder reps, top agents, team leaders) instead of one-off listings.
- Design and run events, lunch-and-learns, office trainings, and coffees that act as launch pads for next steps—not “just brand exposure.”
- Turn early wins into long-term agreements, repeat pipelines, and referral networks.
What Winning Looks Like
Winning isn’t about guessing or hoping; it’s about running a clear, math-backed plan
You’ll know you’re winning when:
- Your outbound efforts consistently produce booked previews, presentations, and partnership meetings.
- You can point to a growing base of partners—builders, teams, and brokerages—who send you multiple listings per year.
- Your pipeline in HubSpot shows deals moving cleanly from conversation to preview to proposal to decision, rather than stalling after “great meetings.”
- You’re stacking post-close revenue via furniture, decorating, repeat listings, and referrals from the relationships you’ve built.
What You’ll Do Day to Day
- Run a structured outbound playbook: targeted call blocks, follow-up cadences, and activity tracking tied directly to revenue goals.
- Map every deal across stages—conversation, preview, walkthrough, proposal, review, decision—ensuring every moment earns the next one.
- Host and attend strategic events and lunch-and-learns, leaving each with a list of names, specific follow-ups, and deadlines. No event ends without next steps.
- Build and present 15–20 tailored proposals weekly to potential partners and clients, with clear next-step reviews scheduled
- Collaborate with operations and design leadership so partner promises match delivery capacity and client experience.
- Analyze your own numbers—deal volume, partner contribution, outbound activity, conversion rates—and adjust your plan with leadership support.
The Toolkit You Bring
- Proven success in business development, outside sales, or partnership roles (real estate, construction, home services, or B2B).
- High outbound tolerance and discipline—you’re comfortable starting your day with call blocks and activity targets.
- Strategic thinking: you see how one strong relationship can turn into a pipeline of listings, not just a single project.
- Strong negotiation and communication skills: you can speak the language of builders, agents, and investors and still keep things simple.
- Systems mindset: you appreciate plans, sequences, and compounding—not “random grind.”
- Proficiency with HubSpot, Google Workspace, and modern sales workflows.
Minimum Requirements
- GED or High School Diploma (preferred).
- 3+ years in business development, outside sales, or strategic partnerships with clear performance targets.
- Demonstrated experience generating your own opportunities through outbound, events, and relationship-building
