Design Drafter: Position Summary
Bottom Line Group is seeking a skilled, detail-oriented Drafter to support our development, permitting, and construction teams through the preparation of high-quality site plans, building shell plans, and construction documents. This position plays a critical role in transforming project concepts into permit-ready plans that support planning approvals, building permits, and construction execution.
The ideal candidate will have experience preparing site plan packages, architectural drawings, and MEP (Mechanical, Electrical, and Plumbing) plans while working collaboratively with project managers, consultants, engineers, and permitting staff. This individual must be highly organized, technically proficient, and committed to producing accurate and professional construction documents.
Essential Duties & Responsibilities Drafting & Design Development
- Prepare accurate site plans, building shell plans, floor plans, elevations, and construction drawings based on project requirements and design criteria.
- Develop architectural and MEP drawings for commercial, residential, and tenant improvement projects.
- Interpret sketches, redlines, field notes, and project specifications to create detailed construction documents.
- Prepare permit-ready drawing packages for planning, building, and other jurisdictional submittals.
- Update drawings and plans based on project revisions, agency comments, and stakeholder feedback.
Project Coordination
- Collaborate with project managers, permit coordinators, engineers, consultants, and other team members throughout project development.
- Coordinate with multiple disciplines to ensure drawings are complete, accurate, and consistent.
- Review drawings for conflicts between architectural, structural, mechanical, electrical, and plumbing systems.
- Assist with revisions required during planning review, permit review, and construction phases.
Quality Control & Compliance
- Review plans for completeness, accuracy, and compliance with applicable codes, regulations, and project requirements.
- Incorporate jurisdictional review comments and corrections into revised drawing packages.
- Support permit resubmittals by addressing plan review comments and updating drawings accordingly.
- Maintain quality standards and ensure all deliverables meet company expectations.
Document Management
- Maintain organized project files, drawing logs, and document archives.
- Ensure proper version control and document management procedures are followed.
- Prepare project documentation and drawing sets for internal review, client review, and jurisdictional submittals.
- Assist with project tracking and drawing status updates as needed.
Professional Development
- Stay current with drafting software, construction technologies, industry standards, and applicable building codes.
- Participate in ongoing training and process improvement initiatives.
- Continuously seek opportunities to improve efficiency, accuracy, and project outcomes.
Qualifications Required
- 3–5 years of drafting experience with a focus on site plans, permit packages, architectural drawings, and construction documentation.
- Proficiency in AutoCAD.
- Strong understanding of construction drawings, drafting standards, and documentation practices.
- Ability to read and interpret blueprints, sketches, specifications, and technical documents.
- Strong organizational, communication, and time management skills.
- Ability to manage multiple projects and deadlines simultaneously.
Preferred
- Experience with Bluebeam.
- Experience with Revit or other BIM software.
- Experience with SketchUp or other 3D modeling software.
- Familiarity with planning, permitting, and development processes.
- Knowledge of local building codes, zoning regulations, and permitting requirements.
- Understanding of MEP systems and coordination between disciplines.

Pay: $65,000.00 - $85,000.00 per year
