POSITION SUMMARY
Responsible for overseeing daily maintenance operations, supervising staff, coordinating work orders and preventative maintenance, and ensuring resort properties are maintained to high standards of quality, safety, and guest satisfaction.
ESSENTIAL DUTIES
Direct and supervise the day-to-day operations of the maintenance team.
Oversee supervisors, maintenance leads, and staff performing cleaning, repairs, painting, grounds maintenance, and other maintenance activities.
Hire, train, coach, and evaluate employees; address performance issues and resolve employee concerns.
Assign, prioritize, and monitor work orders to ensure timely and satisfactory completion.
Maintain high-quality standards for buildings, grounds, common areas, rental units, and mechanical plants.
Conduct weekly property inspections and identify maintenance needs or potential issues.
Coordinate and oversee preventative maintenance programs across assigned properties.
Communicate with owners, guests, front desk staff, and owner representatives regarding maintenance concerns and potential issues.
Build and maintain relationships with vendors to ensure quality service during routine and emergency situations.
Manage tools, equipment, materials, and maintenance supply inventories.
Inspect completed work to ensure it meets established quality and service standards.
Plan staffing and estimate labor requirements to complete work orders and ongoing projects.
Establish and adjust work procedures and priorities to meet production schedules while maintaining safety standards.
Monitor and enforce company safety policies and procedures.
Identify opportunities to improve team efficiency, equipment use, and work processes.
Troubleshoot maintenance issues and assist staff in resolving complex problems.
Maintain accurate time, production, work order, and billing records using company systems.
Coordinate activities with other departments and provide maintenance support as needed.
Ensure accurate timesheets and work order documentation are maintained for payroll and billing.
Communicate effectively with supervisors and other departments regarding issues that may affect guest/owner satisfaction or safety.
Work nights, weekends, and holidays as needed to support resort operations.
Compliance with all company policies and procedures as well as any regulatory requirements

REQUIRED QUALIFICATIONS
Minimum 3 years of direct supervisory experience.
Proficiency with Microsoft Office, including Outlook, Excel, and Word.
Ability to read, write, and communicate effectively with employees, guests, clients, and management.
Strong problem-solving and decision-making skills.
Ability to manage multiple priorities and changing demands.
Ability to work nights, weekends, and holidays as needed.
Communicate clearly in English, both verbal / non-verbal, and written
Interact and maintain positive relationships with guests, co-workers and management consistent with Steamboat Ski and Resort Company’s Service Excellence standards
The base hourly pay range below represents the low and high end of the Steamboat Ski & Resort Corporation’s hourly pay range for this position. Actual pay will vary and may be above or below the range based on various factors including but not limited to experience, education, training, location, merit system, quantity or quality of production, responsibilities, and regular and/or necessary travel. The range listed is just one component of Steamboat Ski & Resort Corporation’s total compensation package for employees. Other rewards may include many region-specific benefits.
Steamboat Resort hourly pay range: $28.84 - $30.00 per hour
PHYSICAL REQUIREMENTS
Must be at least 18 years of age
Regularly stand, walk, reach, bend, stoop, kneel, crouch, and climb or balance.
Regularly lift and move up to 25 lbs. and frequently lift and move up to 50 lbs.
Frequently use hands and fingers to handle tools, equipment, and materials.
Work outdoors in varying weather conditions.
Work around moving mechanical equipment and moderate noise.
Occasionally work at heights and in areas with potential electrical hazards.
Must have close vision and the ability to adjust focus.
