Position Overview:
We're seeking a highly motivated Real Estate Analyst to support our development and investment pipeline end to end financial modeling, market research, feasibility, and due diligence. This role is ideal for someone analytical, detail-oriented, and eager to learn the full mechanics of affordable housing development.
Key Responsibilities:
- Build, update, and maintain detailed underwriting models for acquisition and development deals, including LIHTC (4% and 9%), tax-exempt bonds, and other public and private funding sources.
- Prepare development proformas, budgets, and cash flow projections; run sensitivity and scenario analysis.
- Conduct market and site analysis to source and screen opportunities across California.
- Support due diligence zoning, entitlements, permitting, and financing conditions.
- Coordinate with brokers, lenders, syndicators, consultants, and public agencies to gather and validate data.
- Prepare investment memos, presentations, and reports for internal decisions and external partners (lenders, investors, agencies).
- Track financing programs, regulatory changes, and market trends affecting affordable and workforce housing (e.g., CTCAC/TCAC, CDLAC, HCD programs).
Qualifications:
- Bachelor's degree in Finance, Real Estate, Urban Planning, Economics, or a related field.
- 1-2 years of experience in real estate analysis, investment, or development preferred.
- Strong Excel and financial modeling skills; familiarity with LIHTC structures is a strong plus.
- Excellent analytical, research, and problem-solving skills.
- Strong written and verbal communication skills.
- Self-motivated, detail-oriented, and able to manage multiple priorities.
- Passion for affordable housing and community impact is highly desirable.
