PRICE REALTY MANAGEMENT CORPORATION is currently seeking an experienced LEAD MAINTENANCE TECH to join the Ten Oaks team at our multi-family community located in the N. Austin area. The ideal candidate will oversee all aspects of property maintenance, ensuring high-quality repairs, timely make-readies, and exceptional customer service to our residents.
Key Responsibilities:
Team Leadership: Supervise, train, and mentor maintenance staff to ensure prompt completion of work orders.
Technical Repairs: Perform advanced plumbing, electrical, carpentry, and HVAC repairs (HVAC certification required).
Make-Ready: Ensure vacant units are turned over efficiently to meet company standards.
Preventative Maintenance: Schedule and execute preventative maintenance programs for building systems.
Budgeting & Inventory: Monitor maintenance expenses, manage inventory, and assist with budget preparation.
Emergency On-Call: Participate in a rotating on-call schedule for after-hours emergencies.
Supervisory Responsibilities:
> Lead, mentor, and motivate team members to achieve daily operational objectives.
> Direct day-to-day activities, including workflow management and staff scheduling.
Requirements:
- 5+ years of apartment lead maintenance experience.
- EPA Universal or Type II Certification (HVAC).
- Valid driver’s license and reliable transportation.
- Proficiency in HVAC, electrical, and plumbing diagnostics.
- Excellent communication and leadership skills.
