Are you a strong construction leader who knows how to deliver complex projects on time, manage subcontractors, and maintain strict quality standards? We are seeking an experienced Project Manager to lead our Commercial Pool Construction Department in Orlando, FL. This leadership role is responsible for overseeing the entire construction lifecycle—from permitting and excavation to plumbing, shotcrete, finishing, and final handover. You will manage job sites, project budgets, sub-contractors, and field crews to ensure profitability, safety, and client satisfaction.
Key ResponsibilitiesProject Execution & Site Leadership
- Lead daily on-site construction operations for multiple commercial pool projects simultaneously.
- Establish, monitor, and enforce project schedules to meet critical deadlines.
- Coordinate all phases of build: excavation, steel, plumbing, shotcrete, tile, and deck finishes.
- Maintain strict standards for job site safety, OSHA compliance, and cleanliness.
Subcontractor & Crew Management
- Schedule, manage, and hold accountable internal crews and specialized subcontractors.
- Review subcontractor bids, verify scopes of work, and sign off on completed milestones.
- Conduct regular site meetings to resolve field issues, design conflicts, or material delays.
- Mentor and develop field assistants and assistant project managers.
Financial & Budget Control
- Manage total project costs, labor budgets, material allocations, and overall job profitability.
- Review and approve vendor invoices and subcontractor progress payments.
- Identify potential cost overruns early and implement corrective actions.
- Manage project forecasting, material ordering, and resource planning.
Client Relations & Change Orders
- Serve as the primary point of contact for General Contractors, commercial clients, HOAs, and developers.
- Provide regular, transparent updates on project milestones and timelines.
- Identify, document, price, and execute change orders for out-of-scope requests.
- Lead final walkthroughs and manage the punch-list process through to 100% completion.
Technical Quality & Compliance
- Ensure all builds strictly adhere to engineered blueprints, architectural plans, and structural specs.
- Coordinate with local municipalities for all necessary permitting, zoning, and structural inspections.
- Oversee the installation of commercial-grade filtration, hydraulics, surge tanks, and automation systems.
- Ensure code compliance regarding commercial water depth, safety markings, and ADA requirements.
Qualifications - Construction Leadership Experience
- Minimum 5 years of project management experience in commercial construction, civil engineering, concrete, commercial pool builds, major hardscaping, or related structural fields.
- Proven success managing multi-phase commercial job sites and complex construction schedules.
- Strong background in managing sub-contractors, inspectors, and general contractors.
Budgeting & Blueprint Reading
- Ability to read and interpret advanced structural blueprints, MEP plans, and engineering documents.
- Demonstrated experience tracking job costing, managing project budgets, and hitting margin goals.
- Experience handling professional change-order processes and contract variations.
Technical Construction Experience
- Structural concrete, commercial plumbing, heavy equipment operation, or hydraulics experience preferred.
- Knowledge of commercial pool equipment, chemical controllers, and structural finishes is highly desirable.
- Certified Pool Operator (CPO) or building trade licenses/certifications are a strong plus.
Pay: $60,000.00 - $70,000.00 per year
