We are looking for a reliable, hands-on Lead Maintenance Technician to own the day-to-day upkeep of our apartment community in Lake Park. You'll lead a maintenance team of 2–4 technicians while staying hands-on yourself, handling a wide variety of work across occupied units, vacant units (make-readies), and common areas — plumbing, electrical, HVAC, carpentry, painting, and general upkeep — and prioritizing the team's workload with the property manager. This is a great fit for a self-starter who takes pride in doing the job right the first time, works well independently, and treats residents with courtesy and respect.
## What You'll Do
- Oversee and coordinate a team of 2–4 maintenance technicians — assign daily work orders, check quality of completed work, and help train newer techs
- Diagnose and repair plumbing issues (leaks, clogs, running toilets) and install faucets, water heaters, and other fixtures
- Perform electrical maintenance and repairs — outlets, switches, light fixtures, and damaged wiring
- Maintain and troubleshoot HVAC equipment to keep climate control working in every apartment; install A/C thermostats
- Complete service requests promptly and prepare vacant units for move-in (make-readies): patching, painting, locks, doors, windows, appliance checks
- Coordinate with the property manager on work priorities and with outside vendors when specialized repairs are needed
- Perform general repairs and carpentry (locks, windows, doors, door casings, drywall)
- Assist with grounds upkeep, including landscaping, trimming, and keeping common areas clean and safe
- Perform routine pest control treatments as needed
- Follow all health and safety guidelines and document completed work
## What We're Looking For
- 1–3 years of demonstrated experience as a maintenance technician, preferably in apartments or multifamily housing
- Prior experience leading or mentoring other technicians strongly preferred
- **EPA 608 certification required** (Type II or Universal) for refrigerant handling
- **Solid plumbing repair experience required**
- Working knowledge of electrical and HVAC systems and general maintenance methods
- Skilled with common tools, appliances, and equipment
- Strong problem-solving skills, manual dexterity, and attention to detail
- Able to work independently and manage your time responsibly
- Good physical condition — able to lift 50 lbs, work on your feet, and work occasional overtime
- High school diploma or equivalent; certificate in HVAC or building maintenance technology is a plus
