Position Overview
Midwest Property Management (MPM) is a fast-growing, forward-thinking residential real estate management company that values innovation, accountability, and hands-on leadership. We are seeking a skilled and adaptable Maintenance Technician / Supervisor who can take ownership of day-to-day operations, coordinate with vendors and team members, and step in to perform work when needed.
This is not a sit-behind-the-desk position. You’ll be at the heart of our maintenance operations—repairing, leading, troubleshooting, and scaling with us. As MPM continues to grow, so does the opportunity for increased responsibility, expanded roles, and leadership within the company.
Key Responsibilities
Maintenance Execution
- Perform hands-on maintenance including HVAC, plumbing, electrical, and general repairs.
- Execute preventative maintenance programs and ensure timely unit turns.
- Respond to emergency maintenance needs and ensure property safety and curb appeal.
Coordination & Leadership
- Plan and delegate work orders to internal staff and third-party vendors.
- Maintain organized maintenance records, inspection logs, and supply inventory.
- Serve as the maintenance point of contact for property managers and leasing staff.
Supervision
- Provide oversight, training, and mentorship to junior technicians and vendors.
- Ensure compliance with safety standards and building codes.
- Identify and recommend improvements to maintenance systems and vendor partnerships.
What We’re Looking For
Skills & Experience
- Minimum 3 years of hands-on maintenance experience; supervisory experience strongly preferred.
- Well-rounded skill set across HVAC, plumbing, electrical, carpentry, and appliances.
- Ability to handle scheduling, budgeting, and communication with multiple stakeholders.
- Familiarity with mobile work order systems or maintenance tracking software.
- Proficient at solving problems and delegating tasks where needed.
- Observant and self-driven, with the ability to spot issues before being told by upper management.
- Humility to ask questions when answers are unclear or unknown.
- Organized with work, tools, and other responsibilities.
- Excellent communication skills.
- Honest, trustworthy and accountable for successes and failures.
Licensing/Certifications (preferred)
- EPA Universal Certification (HVAC)
- OSHA 10 or 30 Certification
- Valid driver’s license and dependable transportation
