Century I is one of Ocean City's premier oceanfront condominium communities. We are seeking an experienced, hands-on General (Property) Manager to oversee the daily operations, maintenance, financial management, and staff of our high-rise condominium. This position reports directly to the Board of Directors and plays a critical role in maintaining the property's appearance, financial health, safety, and exceptional level of resident service.

Position Summary
The Property Manager is responsible for all aspects of the property's daily operations, including staff supervision, vendor management, budgeting, maintenance oversight, resident relations, emergency response, and administrative functions. The successful candidate will be a proactive leader capable of making sound operational decisions while working collaboratively with the Board of Directors.
Key Responsibilities
Property Operations
- Manage the day-to-day operation of the condominium community.
- Ensure the property is maintained to the highest standards of appearance, safety, and functionality.
- Maintain positive relationships with all relevant government entities and officials
- Conduct regular inspections of the building, grounds, and common areas.
- Coordinate and oversee preventive maintenance programs and capital improvement projects.
- Respond promptly to operational issues and emergencies.
Leadership & Staff Management
- Supervise, mentor, schedule, and evaluate maintenance, security, and support staff.
- Delegate responsibilities to maximize efficiency and productivity.
- Maintain employee records, schedules, performance evaluations, and personnel files.
- Foster a professional, respectful, and team-oriented work environment.
Financial Management
- Assist the Board in preparing the annual operating budget.
- Manages cash flow to include receivables and payables.
- Monitor operating expenses and maintenance costs to ensure fiscal responsibility.
- Review monthly financial reports and analyze budget-to-actual variances.
- Utilize QuickBooks, EXCEL, and other financial systems to maintain accurate financial records, and to provide reports as necessary.
- Control inventory and purchasing to manage expenditures effectively.
Vendor & Contract Administration
- Manage relationships with contractors and service providers.
- Monitor vendor performance and ensure compliance with contract requirements.
- Obtain competitive bids for projects and service contracts.
- Oversee contractor work and provide project updates to the Board.
Resident & Board Relations
- Deliver exceptional customer service to residents and owners.
- Serve as the primary liaison between residents and the Board of Directors.
- Address resident concerns professionally and resolve issues in a timely manner.
- Maintain regular communication with residents, Board members, vendors, and outside agencies.
- Prepare reports and correspondence as needed.
Safety & Emergency Management
- Respond to after-hours emergencies, security concerns, and urgent maintenance issues.
- Maintain and implement the property's Emergency Preparedness Plan.
- Ensure compliance with applicable safety regulations.
- Exercise sound judgment during emergencies and crisis situations.
Qualifications
Required
- Experience managing residential or commercial properties.
- Experience with QuickBooks / EXCEL.
- Strong leadership and supervisory skills.
- Excellent written and verbal communication skills and interpersonal abilities.
- Strong organizational and time management skills.
- Proven ability to solve problems and make sound operational decisions.
- Ability to work independently while collaborating effectively with the Board and staff.
- Professional demeanor and commitment to outstanding customer service.
Preferred
- Three or more years of facilities or property management experience.
- Experience managing condominium or HOA communities.
- Knowledge of building maintenance systems, vendor management, and budgeting.
Compensation & Benefits
- Competitive salary: $70,000–$95,000 annually, based on experience

Work Location
This is an in-person position located in Ocean City, Maryland. Candidates must be able to reliably commute or relocate prior to employment.
Pay: $70,000.00 - $95,000.00 per year
