Position Overview
Buchanan Construction is seeking an experienced and dependable Commercial Construction Superintendent to provide day-to-day field leadership for our commercial construction projects.
The Commercial Superintendent is responsible for understanding all aspects of the project, including the plans and specifications, construction schedule, project sequencing, quality expectations, material requirements, safety requirements, finish intent, and contractual obligations.
This position serves as Buchanan Construction’s primary field representative and works closely with project managers, clients, architects, engineers, inspectors, suppliers, and trade partners to move projects efficiently from initial mobilization through final completion.
The successful candidate will be proactive, highly organized, quality-focused, and capable of identifying potential issues before they affect the project’s schedule, budget, workmanship, or client experience.
Key ResponsibilitiesProject Planning and Coordination
- Study and understand project plans, specifications, scopes of work, schedules, and contractual requirements
- Develop a thorough understanding of the design and intended final appearance of the project
- Identify potential design conflicts, constructability concerns, scheduling issues, or quality concerns before they negatively affect the project
- Coordinate subcontractors, suppliers, materials, equipment, and Buchanan Construction personnel
- Maintain the proper sequence of construction activities and ensure work is ready before the next trade partner arrives
- Develop and maintain accurate two-week and four-week look-ahead schedules
- Update the overall construction schedule at least weekly
- Monitor lead times, delivery dates, and material availability for upcoming work
- Ensure required materials and equipment are available on site before scheduled work begins
- Communicate schedule changes, delays, weather impacts, inspection requirements, client changes, and unforeseen conditions promptly
- Participate in project kickoff meetings, progress meetings, site meetings, and closeout meetings
Field Supervision and Quality Control
- Provide daily oversight of subcontractors, suppliers, and field personnel
- Inspect work in progress to verify compliance with plans, specifications, building codes, and Buchanan Construction’s quality standards
- Confirm each trade partner’s work is complete and acceptable before the next phase of construction begins
- Document deficiencies and coordinate timely corrective work
- Understand the intended appearance and performance of finishes and materials
- Communicate with project managers, designers, and clients when clarification is needed regarding finish expectations
- Work with architects and engineers to resolve questions, conflicts, or unforeseen field conditions
- Coordinate with building inspectors and ensure correction items are completed promptly
- Manage the project through inspections, Certificate of Occupancy, punch-list completion, and final turnover
Scheduling and Trade Partner Management
- Schedule trade partners and suppliers in the proper sequence to maintain project progress
- Communicate upcoming work and schedule expectations clearly and in advance
- Follow up promptly on unanswered communications or unresolved issues
- Help obtain pricing, scopes of work, and availability from qualified trade partners when requested
- Coordinate and approve time-and-material work in accordance with company procedures
- Monitor trade partner performance, productivity, quality, professionalism, and safety compliance
- Maintain positive and professional relationships with trade partners while holding them accountable to Buchanan Construction’s expectations
Documentation and Communication
- Maintain detailed daily job logs documenting:
- Trade partners and personnel on site
- Work performed
- Weather conditions
- Deliveries and material status
- Inspections
- Delays or disruptions
- Client-directed changes
- Important conversations, decisions, and project issues
- Include clear, organized project photographs with job logs and progress reports
- Respond promptly to project communications through the company’s construction management software
- Prepare reports and make the project manager aware of urgent issues or conditions that could negatively affect the company or project
- Attend job-site meetings and document meeting notes when required
- Maintain accurate and organized project records throughout construction
- Communicate professionally with clients, project managers, designers, architects, engineers, vendors, inspectors, and trade partners
Job-Site Safety and Organization
- Understand and enforce Buchanan Construction’s safety policies and applicable OSHA requirements
- Promote a job-site culture where safety is treated as a shared responsibility
- Maintain clean, organized, and professional job sites
- Require trade partners to clean their work areas and remove construction debris
- Manage dumpsters, portable restrooms, parking, erosion control, access routes, and material staging areas
- Protect materials from weather, theft, damage, and interference with construction activities
- Maintain job-site and building security
- Keep company vehicles, tools, and equipment clean and properly maintained
- Assist other Buchanan Construction team members when needed to support overall project success

- Clients, trade partners, and project stakeholders receive clear and professional communication
- Punch-list and closeout items are completed thoroughly and promptly
- The superintendent strengthens Buchanan Construction’s reputation through leadership, accountability, and professionalism
Qualifications
- Minimum of 5 years of construction experience
- Commercial construction and field-supervision experience strongly preferred
- Strong knowledge of commercial construction methods, sequencing, materials, building codes, and quality-control practices
- Ability to read and interpret plans, specifications, engineering documents, and scopes of work
- Demonstrated experience coordinating subcontractors, suppliers, inspections, and construction schedules
- Knowledge of job-site safety requirements and OSHA standards
- Strong leadership, communication, organization, and problem-solving skills
- Ability to identify potential problems and develop practical solutions
- Ability to manage multiple priorities in a fast-paced construction environment
- Proficiency with smartphones, tablets, email, Microsoft Office, and construction management software
- Ability to maintain accurate daily logs, schedules, photographs, and project documentation
- Valid driver’s license and acceptable driving record
