As a Commercial Building Superintendent:
Position Summary
The Commercial Building Superintendent is responsible for the day-to-day operations, maintenance, and overall upkeep of a vacant 350K square foot building,. This role ensures the property is well-maintained, repair requests are addressed promptly, and building operations run smoothly in coordination with management, staff, and contractors.
Key Responsibilities
- Responsibilities include maintaining building operations, mechanical systems, and life safety compliance:
- Perform preventive maintenance on the Angus PM system and manage contractor building access
- Maintain interior/exterior cleanliness and prepare spaces for tours and events
- Monitor and operate the BMS, including HVAC cycles, perimeter pumps, VAV boxes, temperature control, and the Systecon system
- Conduct daily mechanical space walkthroughs covering 13 Mammoth V-cube units, 2 Trane rooftop units, 4 Fulton Endura boilers, 3 Bard wall units, 3 condenser water pumps, and all exhaust fans — checking operating temps/pressures, drain lines, water pans, meter readings, leaks, and equipment panels
- Conduct periodic testing of fire pump and generator (monthly), monitor generator fuel tank, coordinate elevator (Cat 1) and acid neutralization system testing with vendors
- Ensure FLS/NFPA/FDNY compliance, including inspection log oversight and verification of security-provided FLSD testing and maintenance records
- Coordinate with water treatment contractor (Nalco) on weekly/monthly testing and compliance
Qualifications & Skills
- Prior experience as a commercial superintendent or in building maintenance preferred
- Strong organizational and communication skills
- Ability to manage staff and coordinate with external contractors
- Basic knowledge of building systems and general maintenance practices
- Professional demeanor
Work Environment
- On-site position at a commercial building
- Interaction with management, staff, and contractors as part of daily responsibilities
Work Schedule & Compensation
- Schedule: 9am-5pm | And willing to cover emergencies in the off hours
- Salary: $40/hr
