Position Summary
The Maintenance Supervisor is responsible for overseeing the day-to-day maintenance operations of a multi-family apartment portfolio in Great Falls that consists of 15 buildings and 575 units. This position leads a maintenance staff of up to 8 techs, coordinates vendors, ensures timely completion of work orders and unit turns, maintains property standards, and helps protect the physical condition and value of the assets. This is a working supervisor role. The Maintenance Supervisor is expected to actively participate in maintenance work while also managing schedules, priorities, inventory, preventative maintenance, and team accountability.
Primary Responsibilities
Team Leadership & Oversight
- Supervise and support maintenance technicians and vendors
- Assign and prioritize daily work orders and property projects
- Train staff on company standards, safety procedures, and maintenance practices
- Hold team members accountable for quality, efficiency, communication, and professionalism
- Assist with interviewing, onboarding, and performance feedback for maintenance staff
Property Maintenance
- Oversee completion of service requests in a timely and professional manner
- Perform general maintenance including plumbing, electrical, drywall, painting, appliance repair, carpentry, and unit turns
- Ensure vacant units are made rent-ready quickly and to company standards
- Identify deferred maintenance issues and recommend solutions
- Conduct regular property inspections to identify maintenance, safety, and curb appeal concerns
Preventative Maintenance
- Develop and maintain preventative maintenance schedules
- Monitor HVAC systems, boilers, water heaters, roofs, lighting, and other major building systems
- Coordinate seasonal maintenance including snow removal and winterization
- Ensure maintenance shops, storage areas, and equipment remain organized and operational
Vendor & Project Coordination
- Coordinate outside contractors and monitor quality of work
- Obtain bids and assist with project planning as needed
- Ensure vendors follow property rules and safety expectations
- Monitor inventory levels and assist with purchasing supplies and materials
Compliance & Safety
- Ensure compliance with company policies and applicable local, state, and federal regulations
- Promote safe working conditions and proper use of tools and equipment
- Maintain accurate records of completed work, inspections, and maintenance activities
Qualifications
- 3+ years of apartment maintenance or related maintenance experience required
- Previous leadership or supervisory experience required
- Strong knowledge of plumbing, electrical, appliance repair, drywall, and general construction
- Ability to troubleshoot and solve maintenance issues independently
- Strong communication and organizational skills
- Valid driver’s license and reliable transportation
- Ability to use smartphones, apps, email, and maintenance software systems
- HVAC certification, boiler experience, or other trade certifications are a plus
Physical Requirements
- Ability to lift 50+ pounds regularly
- Ability to climb ladders, bend, kneel, and work in confined spaces
- Ability to work indoors and outdoors in varying weather conditions
- Ability to respond to after-hours emergencies as needed
Schedule & Availability
- Full-time position
- Standard schedule typically Monday–Friday (no early than 8 am and no later than 6pm unless it’s an emergency)
- Participation in rotating on-call schedule required as well as ensuring that the schedule is staffed and being followed
- Occasional evenings or weekends may be necessary depending on emergencies or project needs
