Job Summary
A growing real estate organization is seeking a Commercial Property Manager to support the operational and financial performance of a diverse commercial real estate portfolio. This role combines hands-on property management responsibilities with portfolio-level operational support, offering the opportunity to oversee assigned assets while collaborating with senior leadership on broader property management initiatives.
The ideal candidate is a proactive, detail-oriented professional who can effectively manage tenant relationships, financial reporting, vendor coordination, lease administration, capital projects, and property operations. This position requires strong organizational skills, financial acumen, and the ability to balance day-to-day execution with strategic decision-making.
Responsibilities
Property Operations & Tenant Relations
- Manage the day-to-day operations of assigned commercial properties in accordance with ownership objectives and management agreements.
- Serve as the primary point of contact for tenants, responding to inquiries, service requests, and operational concerns in a timely and professional manner.
- Foster positive tenant relationships and support tenant retention initiatives.
- Coordinate move-ins, move-outs, and tenant improvement activities.
- Respond to building emergencies and assist with incident reporting and resolution.
Financial Management & Reporting
- Assist in the preparation and management of annual operating budgets, capital budgets, forecasts, and CAM reconciliations.
- Review monthly financial statements and analyze budget-to-actual variances.
- Support financial reporting for ownership groups, investors, and lenders.
- Monitor accounts receivable activities, including rent collections and tenant account follow-up.
- Process accounts payable, review invoices, and ensure accurate coding and documentation.
- Identify opportunities to improve property performance through cost control and revenue enhancement initiatives.
Vendor & Property Oversight
- Coordinate and oversee third-party vendors and service providers to ensure quality work and contract compliance.
- Participate in vendor selection, bid solicitation, contract administration, and project coordination.
- Conduct routine property inspections and recommend maintenance, repair, and capital improvement projects.
- Ensure compliance with property insurance requirements, safety standards, and operational policies.
Lease Administration & Compliance
- Maintain accurate lease records and ensure proper administration of lease terms, rent schedules, recoveries, options, and amendments.
- Support lease compliance efforts and coordinate with internal teams regarding tenant obligations and property requirements.
- Maintain organized property records, contracts, certificates of insurance, and operational documentation.
Team Collaboration
- Collaborate closely with property management, accounting, facilities, leasing, and operational teams to support portfolio objectives.
- Participate in regular portfolio review meetings and contribute operational updates.
- Assist with special projects and process improvement initiatives as assigned.
- Support tenant engagement programs and property events.
Required Skills & Qualifications
- Bachelor's degree preferred; equivalent professional experience will be considered.
- 5+ years of commercial property management, real estate operations, or related experience.
- Experience managing commercial office, retail, industrial, or mixed-use properties preferred.
- Strong understanding of commercial property management principles and best practices.
- Experience with tenant relations, vendor management, lease administration, and property operations.
- Working knowledge of property financials, including budgeting, accounts payable, accounts receivable, and financial reporting.
- Excellent organizational skills with the ability to manage multiple priorities and deadlines.
- Strong written and verbal communication skills.
- High attention to detail and accuracy.
- Proficiency with Microsoft Office applications, including Excel.
- Experience with property management software, Yardi preferred.
- Ability to work independently while collaborating effectively with cross-functional teams.
- Flexibility to respond to property needs outside normal business hours when necessary.
Pay: $70,000.00 - $85,000.00 per year
