We are looking for a competent Maintenance Supervisor to manage maintenance in our new apartment community. You will be responsible for hiring and training staff and ensuring the smooth running of upkeep or repair operations. An excellent maintenance supervisor must be reliable and have a great eye for detail. They must have technical skills and knowledge of various crafts such as hvac, carpentry, plumbing etc. Leadership and knowledge of administrative tasks such as scheduling are essential. The goal is to ensure that facilities are always in a good and safe condition.
Responsibilities
- Take responsibility for the daily repair and upkeep of the property and preparation of vacant units for occupancy.
- Report to manager and supervisor any unusual or extraordinary circumstances.
- Ensure excellent customer service to prospective and current residents.
- Inspect facilities periodically to determine problems and necessary maintenance
- Prepare weekly maintenance schedules and allocate work.
- Recruit, supervise and train maintenance technicians
- Hire and supervise tradesmen during installations, repairs or maintenance (electricians, plumbers etc.)
- Inspect and maintain building systems (heating, ventilation etc.)
- Contribute to the development of maintenance budget and ensure compliance.
- Monitor inventory of materials and equipment
- Participate in coordination of projects.
- Ensure adherence to quality standards and health and safety regulations (OSHA)
- Participate in diagnosing problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling and appliances.
- Other duties as assigned by property manager and corporate leadership teams.
Skills
- Proven experience as maintenance supervisor or similar role.
- Strong technical knowledge of all building systems (electrical, heating etc.)
- Knowledge of health and safety practices and regulations
- Understanding of budgeting and performance management
- Excellent planning and leadership abilities
- Effective communication skills.
- An eye for detail.
- Computer savvy
- Strong knowledge of HVAC, plumbing and electrical.
- Able to lift over 50 lbs. consistently throughout an 8-12 hour workday
- Must be able to read, write, and perform basic mathematics without assistance
- Ability to apply common sense understanding to carry out detailed written or oral instructions
- Remain on call after hours if necessary.
- Ability to work overtime if necessary.
- Reliable transportation is required

Job Type: Full-time
Pay: $28.00 - $30.00 per hour
