Job Overview:
We are seeking a skilled and detail-oriented Apartment Maintenance Technician to join our property management team. As a Maintenance Technician, you will play a crucial role in maintaining the overall condition and functionality of our apartment community. The ideal candidate will possess a combination of technical skills, problem-solving abilities, and a commitment to delivering high-quality service to residents.
Responsibilities:
Routine Maintenance:
- Conduct routine inspections of apartments and common areas to identify and address maintenance issues promptly.
- Perform general repairs and maintenance tasks, including plumbing, electrical, HVAC, and carpentry work.
Appliance Repairs:
- Diagnose and repair or replace malfunctioning appliances in apartments (e.g., refrigerators, stoves, dishwashers).
- Coordinate with external vendors for specialized repairs when necessary.
HVAC Systems:
- Troubleshoot and repair heating, ventilation, and air conditioning (HVAC) systems.
- Conduct regular maintenance on HVAC systems to ensure optimal performance.
Painting and Drywall Repair:
- Perform painting and touch-up tasks in apartments and common areas.
- Repair drywall and plaster as needed to maintain a polished appearance.
Emergency Maintenance:
- Respond to emergency maintenance requests promptly, including evenings and weekends when necessary.
- Address issues such as leaks, power outages, or other urgent matters.
Groundskeeping:
- Assist with landscaping and groundskeeping duties to enhance the curb appeal of the property.
- Clear snow, ice, and debris from walkways and parking areas during inclement weather.
Inventory Management:
- Maintain an organized inventory of supplies and tools.
- Coordinate with the property manager to reorder supplies as needed.
Resident Interaction:
- Interact with residents professionally and courteously.
- Address resident inquiries and concerns related to maintenance issues.
Qualifications:
- Proven experience as a Maintenance Technician in an apartment or residential setting.
- Proficiency in various maintenance skills, including plumbing, electrical, HVAC, carpentry, and appliance repair.
- Strong problem-solving and troubleshooting abilities.
- Knowledge of safety protocols and guidelines.
Education and Experience:
- High school diploma or equivalent.
- Relevant certification or training in maintenance.
- Minimum of 3 years of experience as an Apartment Maintenance Technician.
