The Role
Dorchester Management II seeks a Property Manager with 3 to 5+ years of experience to lead operations at a 200+ unit luxury apartment community in Downtown Atlanta. The Property Manager will oversee all aspects of daily operations, including leasing, resident relations, maintenance coordination, financial performance, compliance, and team leadership while delivering an exceptional resident experience and driving operational excellence.
Key Responsibilities
- Oversee leasing, rent collections, lease renewals, and resident screening
- Build strong resident relationships by resolving concerns professionally and promptly
- Partner with the maintenance team to oversee preventive maintenance, unit turns, work orders, and capital improvement projects
- Recruit, supervise, coach, and develop onsite team members and third party contractors
- Manage operating budgets, financial reporting, expense controls, and revenue performance
- Ensure compliance with Fair Housing regulations, company policies, and all applicable local, state, and federal requirements
- Plan and support resident events and community engagement initiatives
- Utilize property management software, leasing platforms, and resident communication systems to maintain efficient operations
- Maintain the community's appearance, amenities, and service standards to reflect a luxury living experience
What We're Looking For
- Three or more years of property management experience, preferably in luxury multifamily communities
- Proven experience managing communities of 200 or more apartment homes preferred
- Strong leadership, coaching, and team development skills
- Excellent resident relations, conflict resolution, and customer service abilities
- Proficiency with property management and leasing software such as Yardi, Entrata, RealPage, OneSite, AppFolio, or similar platforms
- Working knowledge of Fair Housing laws and regulatory compliance
- Experience managing pet friendly and amenity rich communities
- Strong financial acumen, including budgeting, rent collections, occupancy, and expense management
- Exceptional organizational, communication, and problem solving skills
- Professional presence with strong attention to detail
Compensation
Starting salary of $80,000 annually. Compensation is negotiable based on experience and qualifications.
