Maintenance Technician

Position Summary
The Maintenance Technician is responsible for performing a variety of skilled and semi-skilled maintenance, repair, and preventative maintenance tasks at residential properties owned or managed by the Greeley Housing Authority (GHA). This position helps ensure that all housing units, buildings, grounds, and equipment are maintained in a safe, clean, attractive, and code-compliant condition while providing exceptional customer service to residents.
The Maintenance Technician performs work involving plumbing, electrical, HVAC, carpentry, painting, appliance repair, grounds maintenance, and general building maintenance. The position also participates in emergency after-hours maintenance through an on-call rotation.
Essential Duties and ResponsibilitiesProperty Maintenance
- Complete maintenance work orders in occupied and vacant units in a timely manner.
- Perform preventative maintenance on buildings, mechanical systems, and equipment.
- Prepare vacant apartments for occupancy, including repairs, painting, cleaning, and inspections.
- Diagnose and repair plumbing, electrical, HVAC, appliances, doors, windows, locks, flooring, cabinetry, drywall, and other building components.
- Install and replace fixtures, hardware, appliances, smoke detectors, carbon monoxide detectors, and safety equipment.
- Perform minor roofing, fencing, concrete, and masonry repairs as needed.
- Ensure all repairs meet applicable building codes, HUD regulations, and agency standards.
Grounds and Facility Maintenance
- Maintain the appearance of building exteriors, parking lots, sidewalks, and common areas.
- Perform seasonal maintenance including snow removal, ice mitigation, landscaping, irrigation repairs, mowing, trimming, and leaf removal.
- Remove trash, debris, and abandoned property from GHA properties.
- Assist with pest control preparation and property inspections.
Work Order Management
- Receive, prioritize, and complete maintenance requests using the Authority's work order system.
- Accurately document labor, materials used, and completion notes.
- Maintain productivity standards for emergency, urgent, and routine maintenance requests.
- Communicate effectively with residents regarding maintenance scheduling and repairs.
Unit Turnovers
- Complete apartment inspections after move-out.
- Coordinate repairs necessary to prepare units for new occupancy.
- Ensure vacant units meet GHA quality standards prior to move-in.
- Assist with final quality inspections before leasing.
Resident Service
- Provide courteous, professional, and respectful service to residents.
- Respond promptly to resident concerns.
- Maintain positive working relationships while respecting resident privacy and confidentiality.
- Enter occupied units in accordance with Housing Authority policies and applicable laws.
Safety and Compliance
- Follow all OSHA, HUD, EPA, Fair Housing, and agency safety requirements.
- Properly use personal protective equipment (PPE).
- Report hazardous conditions immediately.
- Participate in required safety training.
- Maintain compliance with lead-based paint, asbestos awareness, and mold remediation procedures.
Inventory and Equipment
- Maintain assigned tools and equipment in good working condition.
- Track inventory of maintenance supplies and materials.
- Recommend purchases of equipment and supplies.
- Operate Authority vehicles safely.
On-Call Responsibilities
- Participate in an after-hours emergency on-call rotation.
- Respond to emergency maintenance calls within established response times.
- Address emergencies involving plumbing, electrical systems, HVAC failures, flooding, lockouts, fire alarms, and other urgent maintenance issues.
Additional Duties
- Assist with capital improvement projects.
- Work collaboratively with property management staff, contractors, and vendors.
- Perform other duties as assigned.
Minimum Qualifications
- High school diploma or GED required.
- Two (2) years of residential or commercial maintenance experience preferred.
- Working knowledge of:
- Plumbing
- Electrical systems
- HVAC systems
- Carpentry
- Drywall repair
- Painting
- Appliance repair
- General building maintenance
- Ability to read and interpret work orders, safety procedures, and technical manuals.
- Basic computer skills required.
- Experience using electronic work order systems preferred.
Licenses and Certifications
- Valid Colorado Driver's License with an acceptable driving record.
- EPA Section 608 Certification preferred.
- HVAC certification preferred.
- CPO certification preferred.
- Ability to obtain additional certifications as required.

- Ability to work independently with minimal supervision.
- Ability to prioritize multiple assignments.
- Ability to safely operate hand tools, power tools, and maintenance equipment.
- Ability to maintain confidentiality and professionalism.
Physical Requirements
The employee must regularly:
- Lift and carry up to 75 pounds.
- Stand, walk, climb ladders, kneel, bend, crawl, and reach overhead.
- Work indoors and outdoors in varying weather conditions.
- Operate maintenance vehicles and equipment.
- Work in confined spaces and at elevated heights when necessary.
