The Impact You'll Have
At Placemakr, exceptional resident experiences depend on safe, functional, and well-maintained homes. As the Maintenance Manager, your mission is to ensure maintenance needs across your assigned housing portfolio are addressed quickly, consistently, and with a commitment to exceptional service.
Around here, no two days look the same (which is exactly how we like it). You'll balance competing priorities, build strong partnerships, coordinate across multiple property management companies, and ensure maintenance issues are resolved efficiently while minimizing disruption to residents. Whether you're collaborating with building engineering teams, supporting Resident Ready activities, monitoring work order performance, or resolving operational challenges, you'll serve as the connector that keeps maintenance operations moving.
Reporting directly to the General Manager, you'll partner closely with Housing Coordinators, the Housing Program Manager, Resident Experience, Housekeeping, and property management teams to ensure maintenance operations support Resident Ready standards, contractual service expectations, and an exceptional resident experience.
Success in this role requires outstanding communication, relationship management, organization, and operational follow-through. You'll build trust with property partners, foster accountability across multiple stakeholders, and proactively identify opportunities to improve service delivery and operational performance.
This is a full-time position that requires open availability for flexible scheduling, including early mornings, evenings, weekends and holidays, on a rotational basis and as the needs of the business call for it. As an integral member of the leadership team responsible for the timely resolution of maintenance issues, you will be required to work rotational on-call shifts as determined by management and the needs of the business.
This position requires regular travel between assigned Placemakr-managed communities throughout the Washington metropolitan area. Maintenance Managers should expect to spend the majority of their time traveling between assigned communities, inspecting residences, coordinating maintenance activities, meeting with property management partners, verifying completed work, and supporting operational teams.
Own the overall performance, coordination, and accountability of maintenance operations across your assigned portfolio, ensuring timely response, quality repairs, and exceptional service for residents.
Build and maintain strong working relationships with property management companies, engineering teams, vendors, and operational partners across multiple communities.
Maintain accurate maintenance reporting, work order tracking, operational documentation, and compliance records.
Ensure compliance with client requirements, company policies, confidentiality standards, safety procedures, and Standard Operating Procedures.

Four or more years of experience in skilled labor, facilities, engineering or maintenance operations management in a property management, hospitality, multi-family housing or similar operational environment
Strong knowledge of building systems, preventative maintenance principles, work order management, and maintenance operations.
Maintain a safe working environment by consistently following and enforcing safety procedures, implementing preventative maintenance plans, conducting routine safety inspections, and ensuring team members adhere to established safety standards.
Strong communication and relationship-building skills with the ability to collaborate effectively with property management companies, vendors, residents, and operational teams.
High degree of professionalism, integrity, accountability, and discretion when handling sensitive resident, client, partner, and company information.
Maintenance Managers will be on their feet and moving around (stand, sit, or walk for an extended time) and taking a hands-on approach to work (move, lift, carry, push, pull, and place objects weighing less than or equal to 50 pounds without assistance). Doing all these things well (and other reasonable job duties as requested) is critical for our Maintenance Managers and an exceptional resident experience.
