Responsibilities
The Maintenance Technician skilled requirements within the community:
Plumbing: Unclog main lines and sewer lines.
Carpentry: repairs and installs doors, shelves, countertops, locks, etc.
Painting: drywall/plaster repairs, painting
Electrical/Appliance: lighting, wiring, power circuits, replacing switches, lamps, etc.
Machinery: repair and maintain chillers, belts, pumps, fans, etc.
Other duties as assigned
Most importantly is the ability to provide exceptional customer service
Qualifications
The Maintenance Technician required and preferred qualifications within the apartment community:
1-2 years of required experience in Commercial Property or Multi-Unit Residential Property.
This position prefers a High School Diploma/GED.
Preferred certifications for this position include: HVAC and Electrical
An additional degree that is preferred for this position include: High school & Vocational Training in HVAC, Plumbing, Electrical
This position requires a valid driver's license.

1- 2 years of maintenance experience.
Knowledge of carpentry, electrical, plumbing
Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems.
In property management, evenings and weekends are par for the course. The ideal candidate needs schedule flexibility to be on call.
Must efficiently handle a changing environment and be capable of dealing with multiple people and various situations.
Valid driver license and reliable transportation is required.

The Community Maintenance is fully accountable for all day to day maintenance tasks, overseeing and enhancing the value of the property.
Job Responsibilities:
- Respond to all guest’s requests in a timely and efficient manner.
- Maintain grounds, trash, lights etc.
- Complete work order requests in a timely manner.
- Maintain all property areas in an orderly and clean condition.
- Inspect public areas daily for any issues.
- Providing maintenance repairs to guestrooms, laundry rooms, pool areas, public areas and administrative offices
- Complete make readies on new or preexisting homes which includes plumbing, light electrical work (replacing light fixtures or light switches and outlets), painting, wall repairs, installation of blinds etc.
- Learn and ensure compliance with all company, local, state and federal safety rules.
- Ensure that unsafe conditions are corrected in a timely manner.
Qualifications:
Minimum of one-year working as property management maintenance or other building maintenance experience.
- Follows written and verbal directions, and complete assigned tasks on schedule.
- Learns from directions, observations and errors, and apply procedures using good judgment.
- Works independently or as part of a team, including ability to interact appropriately with others.
- A professional appearance with uniform provided, including name tag is required at all times. Must possess a positive attitude and the ability to smile under all circumstances.
- Achieve Fair Housing certification prior to interaction with prospects or residents.
- Knowledge of OSHA laws and regulations.
- Participate in training in order to comply with new or existing laws.
- Be able to work evenings and weekends.
- Present self in a neat, clean and professional manner at all times throughout the workday and/or whenever present at the community.

PHYSICAL REQUIREMENTS: Must be able to stand and walk frequently for up to entire work shift. Exerting up to 10 pounds of force occasionally, up to 75 or more pounds occasionally, exerting a negligible amount of force frequently, including constantly to reach, lift, carry, push, pull, grasp. Frequent bending, squatting, twisting and turning.
