Job Summary
We are seeking a certified licensed Commercial Real Estate Appraiser to join our team. Responsibilities
- Conduct detailed inspections of commercial properties to gather necessary data for valuation purposes
- Analyze real estate market trends, comparable sales, income potential, and property-specific factors to determine accurate property values
- Prepare comprehensive appraisal reports that clearly communicate findings, methodologies, and conclusions
- Review appraisal reports for accuracy and compliance with industry standards and regulations
- Collect and organize data from various sources including GIS (Geographic Information Systems), legal descriptions, property tax assessments, and financial documents
- Perform financial analysis, including income capitalization and discounted cash flow models, to support property valuation conclusions
- Communicate effectively with clients, brokers, lenders, and other stakeholders to explain appraisal findings and answer inquiries
Requirements
- Proven experience in commercial property appraisal with a strong understanding of real estate market analysis and valuation techniques
- Knowledge of residential property appraisal is a plus but must be complemented by expertise in commercial properties
- Familiarity with accounting principles, construction processes, legal descriptions, and property tax assessments
- Proficiency in Microsoft Office Suite, especially spreadsheets for data analysis and report preparation
- Strong data collection skills combined with quantitative research abilities to support accurate valuations
- Experience with financial software applications used in real estate analysis and appraisal review processes
- Excellent math skills paired with the ability to interpret legal descriptions and legal documents accurately
- Knowledge of fair housing regulations, LIHTC (Low-Income Housing Tax Credit) programs, GIS tools, and tax experience is desirable
- Effective client communication skills with a focus on clear report writing and professional presentation of findings
