SUMMARY: Full-time resident onsite manager to live and work in Gilroy for a family owned
48 unit Apartment building plus 3 onsite commerical properties.
Job Duties:
Maintain high occupancy level
- Maintain all lease files and tenant documentation (written and email, applications)
- Source vendors and obtain vendor bids for special work and/or regular services; manage all
vendor services
- Prepare delinquency notices for distribution
- Ensure the safety and security of the complete property; conduct daily walk-throughs at various times
- Coordinate work in the units and around the grounds
- Maintain strong professional relationships with tenants, co-workers, vendors and ownership
Promptly and successfully respond to tenant issues place work orders
- Some light cleaning of carpets, laundry rooms, elevators, garbage areas may be required
To post any and all necessary tenant notices in a timely manner as instructed by the owner.
- Resolve any emergency situations, lock outs, etc.
- May need to assist with building inspections with owners;
- Coordinate vendors and contractors in emergency situations
- Learn and ensure compliance with all company, local, state and federal safety rules
- Must be able to remain calm during emergency situations
- Light cleaning of available rental units may be needed time to time
Desired Skills:
Knowledge, Skill and Experience:
- Plumbing experience and electrical knowledge, preferably in high rise buildings
- Ability to work after business hours and on weekends may be necessary
- Excellent organizational, communication and time management skills
- Ability to handle multiple priorities with efficiency and accuracy with a commitment to maintaining high building standards
- High school diploma or equivalent required
- Ability to read, write and speak English
Summary: Be available to show perspective tenants available units and hand out applications as necessary, answer tenant questions as needed, maintain maintenance request list, inspect requested maintenance items, minor handy man repairs, patrol grounds daily, pick up trash as needed, Interface with Residents and Vendors, Monitor and Maintain Community Policies, Check laundry room on a daily basis. Sweep and clean laundry room as necessary. Ensure code compliance per the Property Manager. Conduct annual inspections to include, but not limited to, carbon monoxide batteries, and replacing smoke detector batteries and as defined. Maintain and conduct his/herself at all times with courtesy and professionalism to all tenants and the general public that may enter the property as guests or to inquire about the availability of a rental.

To handle all maintenance/service orders from the tenants and schedule the necessary vendor with office in a timely manner to make necessary repairs.
Inspection of the entire property to include: all corridors, all hallways, laundry room, alley, perimeter of the property, minimum twice a day to ensure the cleanliness of the property and to take the appropriate actions or schedule the appropriate vendor to clean or repair anything that requires attention and to note any tenant violations and to immediately deliver to the tenant any required notice to rectify the violation.
Once a day Inspect all units that are ready to rent to ensure and maintain their cleanliness and that the unit is presentable to show to perspective tenants.
Compensation:
On-Site Manager shall be given one bedroom apartment ($2000 value) and owner will cover water, sewer, electric and gas and garbage for the on-site manager. Plus a management fee.
Job Summary: This role will handle resident concerns and requests on a timely basis to ensure resident satisfaction. Work with janitorial staff to ensure cleanliness of the building is maintained. Report crime to the local police department and complete Incidents Reports in a timely manner.

- Scheduling appointments for property viewings
- Assist owners as needed (lease prep, follow-up with vendors, tenants).
