Position Purpose:
To plan, organize, and execute capital & operational facility projects that are needed for, but not limited to, new business opportunities, departmental expansions or relocations, space planning, furniture layout, moving, maintaining space atlas, code compliance projects as assigned, participate in real estate site searches, maintain contractor and architect lists and evaluations, landscaping projects, etc.. Incumbent organizes the user department needs into a plan and schematic design, then does initial cost and schedule estimates and presents to Director and COO for approval to proceed. Upon such approval, incumbent organizes and directs designers to prepare plans and specifications, obtain bids, the prepare contracts. Incumbent manages the construction, budget, and interfaces with Regional/Geminus staff during construction. Upon completion of a project, Incumbent completes all financial paperwork, obtains as-builts, project & owner’s manuals, and turns over responsibility to Facility Plant staff. Provides assistance with any warranty issues. Can have any number of projects in pre-planning before approval to release for design and construction. Maintains master schedule of all projects in play. Projects primarily concerned with infrastructure only, such as boilers, electrical, may be assigned to General Service Managers only. Works very closely with Federal, State and Local building authorities in meeting design codes and obtaining building & occupancy permits. Work locations include Head Start schools, clinics, offices, behavioral hospital locations, HUD type residential centers, and other support facilities. Incumbent will also assist, as needed, supervisory staff in the day-to-day operations and act as a department lead.

Requirements:
BS degree. Field of study in Architecture, Engineering, related field or Management preferred.
5 years of experience in managing projects with budgets of $300k minimum.
Experience:
Demonstrated proficiency in drawing and reading blueprints, MS Office products including Word, Excel, and MS Project (or similar). Familiar with building codes such as IBC, IFC, NFPA, ASHRAE.
Ability to read, analyze and interpret technical and legal information. Ability to respond to complex inquiries or complaints from customers, regulatory agencies, or other professionals. Ability to write policies and procedures and effectively communicate with individuals and groups.
Ability to solve practical problems and deal with a variety of concrete and/or abstract variables where only limited information or standardization exists. Ability to interpret a variety of instructions furnished in written or verbal form. Ability to prioritize projects or assignments based on limited supporting information, and to develop creative alternative solutions.
