THE OPPORTUNITY

We are looking for a Lead Property Manager to take ownership of three Faris Residences communities in the greater Charleston, SC area:

● Faris Residences Goose Creek (Primary Home Base)

● Faris Residences Moncks Corner

● Faris Residences Strawberry Station

These three properties sit within a 30-minute drive of each other, and together they represent an exciting chapter in the Faris Residences story. Two are stabilized and performing; one is in active lease-up. All three are value-add assets, meaning there is real work to be done, real progress to be made, and real results to be proud of.

This is not a role for someone who wants to manage from a desk. This is a role for a leader who walks properties, knows residents by name, holds a team to a high standard with warmth and accountability, and who wakes up energized by the challenge of making something better than it was yesterday.

You will lead a team that includes an Assistant Property Manager, a Leasing Specialist, a Maintenance Supervisor, and two Maintenance Technicians. You will be the standard-bearer for the Faris Residences experience across all three sites.

WHAT YOU WILL OWN

RESIDENT EXPERIENCE

● Set and maintain the tone of the resident experience across all three communities, from move-in to renewal

● Respond to resident concerns with urgency, empathy, and follow-through

● Develop and execute retention programs that build real community: events, newsletters, personal touches that make residents feel seen

● Own online reputation, reviews, and resident satisfaction scores

LEASING AND OCCUPANCY

● Drive occupancy across all three properties with energy and strategic focus

● Lead and coach leasing staff on follow-up cadence, conversion, and closing

● Oversee lease documentation, renewal strategies, and move-in/move-out workflows

● Partner closely with marketing to ensure your communities are visible, competitive, and compelling to prospective residents

FINANCIAL PERFORMANCE

● Own the net cash flow performance of your portfolio, knowing your numbers and driving toward targets

● Manage collections, delinquency, and deposit reconciliation with consistency and accuracy

● Keep an extreme focus on delinquency. Ensure all notices are sent in a timely fashion and we file on all delinquent residents in line with State law

● Participate in budget development and monitor monthly performance against plan

● Approve and oversee vendor work within established guidelines; escalate proposals appropriately

TEAM LEADERSHIP

● Lead, coach, and develop your on-site team with clear expectations and genuine investment in their growth

● Set weekly priorities, conduct regular one-on-ones, and hold the team accountable to performance standards

● Foster a culture of pride of ownership, speed of execution, and first-class service at every level of the team

OPERATIONS AND MAINTENANCE

● Conduct regular property walks across all three sites, ensuring curb appeal, unit readiness, and common area standards are met

● Oversee make-ready and work order completion, holding the maintenance team to quality and timeliness benchmarks

● Lead emergency response protocols across your portfolio

● Ensure compliance with Fair Housing, OSHA, and all applicable regulations

WHO YOU ARE

You are a property management professional who leads with heart and executes with precision. You thrive in environments that require you to juggle multiple priorities without losing your standard of care. You do not settle for "good enough" when "excellent" is on the table.

● You have 5 or more years of property management experience, with multi-site or large portfolio experience strongly preferred

● You have hands-on experience with value-add communities: you understand that repositioning a property requires a different level of energy, creativity, and resilience

● You lead teams the way you want to be led: with clarity, consistency, and genuine care

● You are resident-obsessed. You know that the resident experience is the product.

● You are comfortable with data: occupancy rates, delinquency, NOI, and renewal percentages are not just numbers to you, they are your scorecard

● You bring a bias for action and a sense of urgency without sacrificing quality

● Experience with Yardi Voyager or comparable property management software is preferred
