About Us
Hometeam Solutions is a Columbus-based real estate investment company that purchases homes directly from homeowners. We work with sellers navigating a wide range of circumstances — inherited property, financial hardship, divorce, relocation, or even simply a desire for a faster, simpler sale. We pride ourselves on offering a fair, straightforward alternative to the traditional listing process.

The Role
The Property Analyst plays a central role in supporting our acquisitions process. No two properties are alike, and factors such as condition, location, property features, and repair scope vary significantly from deal to deal. This role is responsible for evaluating each property individually and determining a valuation appropriate to its specific circumstances.
The Property Analyst works closely with our Acquisitions team, providing the financial analysis needed to negotiate effectively with sellers. Because this analysis is used directly in seller conversations, this role requires a high degree of accuracy and a strong working relationship built on trust between the Analyst and the Acquisitions team.

Responsibilities

Run initial Maximum Allowable Offers (MAO) on qualified leads, accounting for the specific variables of each property
Analyze comparable sales, determine After Repair Value (ARV), and estimate rehab costs
Prepare a clear written narrative for each property that summarizes the seller's situation, property highlights, potential downsides, and supporting talking points for the ARV and comps used
Revise valuations and offers as new information becomes available, including after receiving property photos
Support pricing strategy for properties once they are listed on the market
Maintain current knowledge of the Central Ohio real estate market, including regular market analysis
Evaluate creative financing options and deal structures — such as seller financing, subject-to transactions, or rent-back agreements — to address seller needs
Review the accuracy of MAO estimates against actual sales prices to inform and improve ongoing underwriting practices

What We're Looking For

This role requires real experience working analytically with varied and inconsistent data points, and the ability to move quickly to a confident, well-supported conclusion. Property inputs are rarely standardized, and this position requires processing that variability efficiently while still producing a defensible outcome.Candidates should be comfortable owning their analysis. Because the Acquisitions team relies on this work in live conversations with sellers, accuracy and consistency are essential, and candidates should be able to clearly explain their reasoning when questioned.

Requirements

Experience in real estate analysis, underwriting, appraisal, or a related analytical role; experience in real estate investment is a plus
Strong Excel and spreadsheet skills, with comfort using CRM and analysis software
Familiarity with comps, ARV, and rehab estimating, or the ability to learn these quickly
Strong written communication skills, as this role involves building narratives in addition to financial models
Attention to detail and consistent follow-through, particularly when revisiting and revising prior analysis
Interest in creative deal structuring and real estate finance

Pay: From $62,000.00 per year
