Job Summary
Under general supervision, performs a variety of administrative, clerical, and operational duties related to the servicing of mortgage loans. Responsible for providing quality member service while processing routine mortgage servicing transactions including loan maintenance, escrow administration, insurance tracking, payment research, reconveyances, loan modifications, subordinations, and member inquiries. Maintains accurate loan records and ensures compliance with credit union policies and regulatory requirements.
Essential Functions
· Actively practices behaviors outlined in the credit union's Member Service standards in all interactions with members and staff.
· Maintains excellent member relations, provides quality service, and promotes appropriate credit union products and services.
· Preserves member confidentiality.
· Responds to member inquiries, researches and resolves routine servicing issues, and provides accurate information regarding loan payments, escrow accounts, insurance, loan balances, and payment histories.
· Establishes and maintains loan files, obtains credit reports, verifies employment, and maintains accurate servicing records.
· Processes routine mortgage servicing transactions, including loan maintenance, payment corrections, address changes, payoff requests, assumptions support, account research, reconveyances, releases, subordinations, and modifications.
· Administers escrow/impound accounts, including annual escrow analyses, shortage and surplus processing, tax and insurance payments, mortgage insurance administration, insurance monitoring, and force-placed insurance activities when required.
· Maintains, updates, and services mortgage operating systems, including escrow accounts and related GL balancing functions.
· Calculates loan payments and prepares servicing-related loan documents in accordance with policies and procedures.
· Verifies the accuracy and completeness of loan documentation and files, monitors receipt of required documents, and maintains accurate records within servicing systems.
· Prepares member correspondence and servicing notices as required.
· Reviews servicing reports and researches routine discrepancies for correction.
· Assists with audits, examinations, and documentation requests.
· Ensures compliance with credit union policies and applicable regulatory requirements.
· Maintains current knowledge of mortgage servicing regulations, policies, and procedures.
· Works cooperatively and professionally with employees across all departments.
· Performs other duties as assigned.
Required Knowledge, Skills and Abilities
· Understand and respond to complex verbal and written communications.
· Ability to effectively communicate with members and/or staff in person, over the phone and/or in writing.
· Accurately enter data using the keyboard and computer terminal. Accuracy in processing payments, managing documentation, and maintaining loan records is essential
· Ability to read and comprehend loan applications, insurance policies, credit reports, manuals, etc.
· Ability to manage multiple tasks, meet deadlines, and organize loan files and information
· Ability to identify and resolve issues related to loan servicing
· Understanding of compliance standards in the lending industry is essential
· Requires a working knowledge of office practices and procedures, including data processing, the ability to make mathematical computations, to operate excel, calculators and adding machines.
Education and Experience
· High school graduate or equivalent.
· Minimum one year of clerical, administrative, financial services, or customer service experience required.
· Mortgage servicing, mortgage processing, lending, escrow, title, or banking experience preferred.
· Basic understanding of mortgage loan servicing principles preferred.
Additional Requirements
· Incumbent must be bondable.
Physical Demands
This is a moderately sedentary office classification although standing and walking between work areas is required. Individual(s) in this class must possess the mobility to work in a standard office setting and use standard office equipment, including a computer; visual acuity to read printed materials and a computer screen; and hearing and speech to communicate in person, before groups, and over the telephone. Finger dexterity is needed to access, enter, and retrieve data using a computer keyboard or calculator at a reasonable speed, and to operate standard office equipment. Person(s) in this classification occasionally bends, stoops, kneels, reaches, climbs, and walks; and pushes and pulls drawers open and closed to retrieve and file information. Employee must possess the ability to lift, carry, push, and pull materials and objects weighing up to 10 pounds regularly, and up to 50 pounds occasionally. Works in an office environment with moderate noise levels.
Pay: $21.00 - $36.04 per hour
