Job Purpose
The Professional Home Inspector is responsible for providing exceptional home inspection services, clear and accurate written reports, and an outstanding client experience.
Our inspectors represent the company in the field and are expected to demonstrate professionalism, integrity, attention to detail, strong communication skills, and excellent customer service. The goal of every inspection is to provide clients with the information they need to make informed decisions while delivering a level of service that builds trust with clients and real estate professionals.
Primary Duties & ResponsibilitiesInspection Preparation
- Monitor the inspection calendar and prepare for upcoming appointments.
- Review inspection orders prior to appointments and confirm property access and inspection details.
- Ensure inspection equipment is charged, operational, organized, and ready for use.
- Maintain adequate inspection supplies, documents, and client materials.
- Maintain a clean, reliable, and professional personal vehicle suitable for traveling to inspection appointments.
Perform Home Inspections
- Arrive approximately 15 minutes prior to scheduled inspection times.
- Conduct thorough home inspections in accordance with company procedures, applicable Standards of Practice, and licensing requirements.
- Follow company procedures for client introductions, expectations, and communication throughout the inspection.
- Collect any required signatures, agreements, waivers, or payments.
- Document inspection findings accurately using photographs and written observations.
- Perform a final walkthrough before leaving the property.
- Ensure lights, doors, thermostats, appliances, access panels, and other components are returned to their appropriate condition when possible.
- Secure the property before leaving.
Inspection Reports & Client Consultation
- Produce clear, accurate, professional inspection reports.
- Complete reports according to company reporting standards and procedures.
- Review inspection findings with clients and answer questions in a professional and understandable manner.
- Upload and deliver reports, photographs, attachments, and required documentation.
- Complete reports within established company timeframes.
- Maintain a high standard of report quality, consistency, and accuracy.
Professional Development & Quality Assurance
- Complete continuing education required by state licensing and company standards.
- Maintain all required licenses and certifications.
- Participate in report quality assurance reviews.
- Review and discuss callbacks, client concerns, and opportunities for improvement.
- Participate in updates and improvements to company inspection procedures and report templates.
- Stay current with building practices, inspection standards, equipment, and industry developments.
Equipment & Vehicle Responsibilities
- Must own and maintain a reliable vehicle suitable for traveling to inspection appointments.
- Maintain the vehicle in a clean and professional condition when used for company business.
- Keep necessary inspection equipment, supplies, and materials organized and readily available.
- Maintain inspection equipment in safe and proper working condition.
- Report damaged or malfunctioning company-owned inspection equipment to management.
- Operate vehicles, ladders, tools, and inspection equipment in a safe and responsible manner.
Team Responsibilities
- Attend required bi-weekly staff meetings.
- Participate in training, quality assurance, and team development.
- Submit outstanding inspection documentation and payments promptly.
- Participate in discussions regarding callbacks and report quality.
- Bring forward ideas that may improve inspection procedures, reporting, efficiency, customer service, or company operations.
- Work cooperatively with management, office staff, and fellow inspectors.
Qualifications
- High school diploma or GED.
- Current South Carolina Home Inspector License required.
- Successful completion of the National Home Inspector Examination (NHIE), when required.
- Valid driver's license.
- Must own and maintain a reliable vehicle suitable for regular travel to inspection appointments.
- Ability to communicate professionally with clients, real estate professionals, homeowners, and team members.
- Strong attention to detail and observational skills.
- Ability to work independently and manage time effectively.
- Comfortable using computers, mobile devices, inspection software, and digital reporting systems.
- Dependable, punctual, professional, and customer-service oriented.
Physical Requirements
Home inspection is an active, hands-on profession. Inspectors must be physically capable of safely performing the essential duties of the position, including:
- Lifting and carrying up to 50 pounds.
- Climbing and descending ladders.
- Walking roofs when conditions permit safe access.
- Entering and navigating crawlspaces and attics.
- Working in confined spaces.
- Stooping, kneeling, bending, reaching, stretching, and crawling.
- Standing and walking for extended periods.
- Performing up to four hours of intermittent physical activity during an individual inspection.
- Working comfortably at heights.
Working Conditions
Home inspectors work in a wide variety of environments and conditions. These may include:
- Workdays beginning as early as 8:00 AM, with the final appointment generally beginning no later than 5:00 PM.
- Some Saturday appointments.
- Travel throughout the company's service area.
- Outdoor exposure to heat, cold, rain, and other weather conditions.
- Elevated temperatures in attics, particularly during summer months.
- Crawlspaces that may be damp, dirty, confined, or difficult to access.
- Homes without active utilities, heating, or air conditioning.
- Roof access and roof walking when conditions and roof characteristics allow it to be performed safely.
- Interaction with buyers, sellers, real estate professionals, contractors, and other parties who may be experiencing the heightened emotions associated with a real estate transaction.
Inspectors are expected to remain calm, objective, respectful, and professional in all client and property interactions.
Schedule
Typical Start Time: 8:00 AM
Typical End Time: Approximately 5:00 PM
Saturday Availability: Some Saturdays required
Remote Work: No; this is primarily a field-based position.
Actual daily schedules may vary based on inspection volume, property location, inspection duration, travel time, and client needs.
Training & Development
Paid training is provided as applicable. Inspectors will receive ongoing training in company procedures, inspection techniques, report writing, customer service, safety, quality assurance, and other areas necessary for professional development.
