Essential Duties and Responsibilities
Custodial and Sanitation Services

Maintain the cleanliness, sanitation, and appearance of shelter facilities, common areas, offices, staff spaces, and resident environments.

Perform routine custodial duties, including cleaning floors, surfaces, windows, restrooms, hallways, stairwells, and entryways.

Remove trash and debris, maintain waste collection areas, and uphold sanitation standards across the campus.

Monitor assigned areas and promptly address cleanliness, safety, and pest-related concerns.
Resident Support and Room Turnover

Prepare vacated resident rooms for occupancy by cleaning, sanitizing, and ensuring units are move-in ready.

Assist with resident move-ins, transitions, and related support activities as directed.

Support bed bug prevention and mitigation efforts during room turnover and intake processes.

Foster a respectful, trauma-informed, and welcoming environment for residents, staff, volunteers, and visitors.
Grounds and Facilities Support

Maintain the cleanliness, safety, and appearance of exterior areas, including walkways, entrances, gathering spaces, parking areas, and pet relief areas.

Assist with groundskeeping, site beautification, seasonal weather preparation, and basic landscaping activities.

Support facility operations through minor repairs, preventative maintenance, inventory restocking, furniture moves, material transport, and campus improvement projects.

Identify and report maintenance needs, safety concerns, and opportunities to improve campus functionality and appearance.
Collaboration and Team Support

Collaborate with Facilities, Safety and Security, Case Management, Supportive Employment, Community Engagement, and other departments to address facility, safety, and operational needs.

Work closely with the Facilities Team Lead to prioritize work, complete projects, and support shelter operations.

Provide mentorship, guidance, and skill-sharing to AmeriCorps members, volunteers, resident workers, and peers as appropriate.

Participate in staff meetings, trainings, safety briefings, and organizational initiatives.

Safety, Documentation, and Work Order Management

Respond to work orders and assigned tasks in a timely manner and maintain accurate records of completed work, materials used, and follow-up needs.

Utilize agency databases and work order systems to document maintenance activities, custodial services, and required resident interactions.

Conduct routine inspections of facilities and grounds to identify maintenance, sanitation, safety, and pest-related concerns.

Communicate emerging issues, supply needs, and work order status to the Facilities Team Lead and support compliance with agency policies and reporting requirements.
Other Duties

Support emergency shelter operations, severe weather response, special events, volunteer activities, and other organizational priorities as needed.

Perform other duties as assigned to support agency operations and advance the mission of the organization.
In addition to the core responsibilities listed above, the Custodian may have site-specific duties based on the requirements of their assigned location.
Esperanza
Site contains 200 noncongregate shelters, 8 hygiene facilities, 2 Quonset huts, several modular office buildings of varying sizes, an onsite intake center and an onsite vocational services center.
Most of this site requires outdoors work to provide cover for the 7.1 acres.
Southbridge
This facility includes a single three-story structure with an elevator.
The property has natural gas lines and onsite laundry facilities.

$22.12/hour (Annualized $46,009.60)
Employment Status and Schedule
Full-Time, 40 hours/week
Monday-Friday, 8:00 AM – 5:00 PM
Potential for 10-hour shifts for four days (Sunday – Wednesday and Wednesday – Saturday)
Our facilities run on a 24/7 schedule, and maintenance work may occasionally need to occur in the evening, weekend, or on a holiday. We offer a 10% differential pay for weekends and hours between 7PM- 7AM.

Minimum Qualifications and Skills
- At least one month of experience in custodial, janitorial, housekeeping, facilities support, groundskeeping, maintenance, hospitality, or related field.

Ability to safely operate common cleaning equipment, hand tools, and basic maintenance tools.

Ability to work independently, manage multiple priorities, and complete tasks with attention to detail.

Strong problem-solving skills and a proactive approach to identifying and addressing facility needs.

Demonstrated ability to work in a culturally responsive, trauma-informed, and client-centered environment.

Strong interpersonal and communication skills, with the ability to interact professionally and respectfully with clients, staff, volunteers, and community members.

Ability to exercise patience, empathy, professionalism, and sound judgment when working with individuals from diverse backgrounds and lived experiences.

Ability to work in indoor and outdoor environments and perform physically demanding tasks, including lifting, carrying, standing, bending, and walking for extended periods.

Certifications: CPR and Mental Health First Aid certifications (or willingness to complete within 3 months of hire).
Preferred Qualifications & Skills

Licensing: Valid driver’s license with a clean driving record.

Experience working in shelters, affordable housing, multifamily units, or nonprofit settings.

Experience working directly with marginalized populations, supporting individuals experiencing homelessness, mental health challenges, addiction and/or other major life traumas.

Experience with inputting data using a smartphone, laptop, etc. Some familiarity with Outlook, Teams, basic software usage.

High school diploma, GED, or equivalent

Spanish or other language proficiency is a plus.
Physical Demand Description

Must be comfortable working in a dynamic, fast-paced shelter environment with frequent interruptions and irregularities throughout the day.

Frequent walking, standing, bending, climbing, laying, heavy lifting, carrying equipment and/or materials.

Must be comfortable working in harsh conditions and doing challenging tasks (unclogging toilets, pest control, etc.)

Regular interaction with individuals experiencing homelessness, many of whom may have mental health or substance use challenges.
Job Summary
The Custodian is an adaptable and service-oriented team member responsible for supporting the cleanliness, safety, and overall condition of TOOF facilities, including residential units, communal areas, hygiene facilities, laundry spaces, and grounds. This role primarily performs custodial, janitorial, housekeeping, and laundry tasks while helping maintain a clean, safe, and dignified environment for clients, staff, and community members. The position also supports the Facilities Team Lead and broader Facilities Team with basic maintenance tasks as needed and is well suited for someone interested in learning and developing building maintenance skills over time.
