Preventive Maintenance Technician
Qualifications:
-
Must have a High School Diploma or equivalent.

Must have a valid driver's license.

Five (5) years of years increasingly responsible experience in a variety of the building maintenance trades.

Employment is contingent upon successful completion of a criminal record check (CORI & SORI) and a successful completion of a pre-placement medical exam.

Expertise in emergency and routine repairs, preventive maintenance, constructing, installing, maintaining and repairing roofs, floors, walls, ceilings, doors and windows glazing, screens, cabinets, counters furniture, applying interior and exterior coatings to buildings and equipment.

Demonstrated ability to perform a wide variety of skilled and unskilled maintenance tasks using hand or power tools and related equipment to maintain buildings and equipment as detailed in the performance responsibilities listed below.

Ability to work effectively in a fast pace environment.

Good oral and written communication skills.
Reports To: Working Maintenance Supervisor and the Director of Facilities
Job Goal: To maintain a safe, comfortable and functional environment in all town and school buildings in a cost effective, customer oriented manner that helps the town fulfill its mission of service to its residents and protects the capital investment made by the town in public facilities.
Maintenance functions include routine and emergency repairs, and scheduled preventive services for all building systems, weekend building checks and on call services.
Work Year: 12 month position
Shift: 6:00 AM to 2:30 PM or as assigned based on the Department needs
Performance Responsibilities:
General Performance Responsibilities:

Perform all emergency repairs to town buildings and equipment.

Perform preventative maintenance inspections.

Keep Supervisor informed of the progress of the work and any significant developments as they occur.

Keep all work areas free and clear of debris.

Perform building security checks including boiler and refrigeration equipment.

Perform miscellaneous related duties as required by the Director of Facilities

Miscellaneous Performance Responsibilities
Plumbing (Unlicensed Work):
-
Repair and install sinks, toilets, drinking fountains, showers, sill cocks, kitchen equipment, etc.

Unclog and maintain drains in toilet areas, kitchens, boiler rooms, shower rooms and art science areas.
Heating (HVAC Helper):
-
Clean and maintain heating systems.
-
Replace or repair all heating equipment, water circulating plumps, boilers, compressors, related machine room equipment, bearings, electrodes, filters, belts, univents, strainers, and calibration of pneumatic controls, etc.
Electrical (Unlicensed Work):
-
Wire new areas.

Replace or repair switches, ballasts, lamps, and motors, etc.

Maintain on a regular schedule all motors and other mechanical equipment requiring scheduling of services.

Read and interpret shop drawings, sketches, plans and specifications.

Interpret, explain and apply codes, rules and regulations involved in assigned maintenance activities.

Effectively and safely operate a variety of tools and equipment used in the skilled carpentry trade. Understand and follow oral and written directions.

Estimate labor and material cost for specific projects.

Make arithmetic calculations quickly and accurately.

Work independently with little direction.

Meet schedules and time lines.

Maintain routine records.

Physical and Environmental Demands:
The physical and environmental demands described here are representatives of those that must be met by an employee to successfully perform the essential functions of this job.
Work is performed both inside and outside and the employee may be subject to loud noise, exposure to extremes of heat and cold temperatures and inclement weather.
Employee is subject to one or more hazards such as those associated with working near heavy equipment, mechanical and electrical systems, working in a cramped or restrictive work space, climbing ladders and working from scaffolding and aerial lifts.
Work is mutually mental and physical requiring an intellectual nature. While performing the functions of this job, the employee is required to traverse uneven terrain, stand, walk, sit, talk and hear for extended periods of time. Frequently required to use hands to finger, handle, or feel objects, tools, or controls; operate keyboards and keypads; reach with hand and arm; crawl and climb; bend or stoop, push and pull. Specific vision abilities required include close and medium distance vision and ability to adjust focus. Employee must be able to hear normal sounds, distinguish sound as voice and communicate through human speech. The employee is required to lift and carry equipment and supplies weighing up to 75 pounds.
Salary: $77,875.20 to $88,441.60 commensurate with experience. Benefits
