Job Description:

We are seeking a motivated and customer-focused Leasing Agent to join our team. The ideal candidate will be responsible for managing all aspects of the leasing process, from generating leads to closing leases, while providing outstanding service to property owners and prospective and current residents. If you are a self-starter with a passion for real estate and excellent communication skills, we want to hear from you!

Key Responsibilities:

Lead Generation: Utilize various marketing strategies and tools, including social media, online listings, and local advertising, to attract potential residents and generate leads.
Property Tours: Conduct property tours for prospective residents, showcasing the features and benefits of the property.
Lease Management: Manage the entire leasing process, from tenant application and screening to lease signing, ensuring all documentation is completed accurately and in a timely manner.
Management Agreements: Manage the entire management agreement process with Property Owners, from viewing the property and evaluating monthly rental rate, to cosmetic or repair recommendations, ensuring all documentation is completed accurately and in a timely manner.
Customer Service Relations: Provide exceptional customer service to current and prospective residents and property owners, addressing inquiries and resolving issues promptly.
Property Inspections: Perform detailed routine inspections of properties to ensure tenant compliance and identify any maintenance or property condition issues.
Tenant Occupancy/Vacancy Inspections: Perform detailed inspection of property with tenant at the time of move-in and move-out. Document condition of property, including photos and identify and resolve any repairs in a timely manner. Upon vacancy, provide tenant with a property condition report detailing any damage, along with cost associated with repairs.
Administrative Duties: Maintain accurate records and ensure compliance with all Fair Housing, National, State and Local Laws in addition to company policies and procedures. Collect tenant application fees, security deposits and rent payments. Process final disposition of tenant security deposit, if applicable. Generate, and ensure completion of, maintenance/repair workorders. Secure and make copies of property keys. Prepare and file documents necessary to initiate tenant evictions and attend court hearings, appearing on behalf of the property owner, to secure unlawful detainer action. Provide accounting reports to property owners.

Qualifications:

High school diploma or equivalent.
Active Virginia Real Estate License.
Proven experience in leasing, sales, or customer service roles, preferably in the real estate industry.
Strong interpersonal and communication skills, with the ability to build rapport with diverse groups of people.
Proficiency in property management software and Microsoft Office Suite.
Excellent organizational skills and attention to detail.
Ability to work weekends and evenings as required.
Valid driver’s license and reliable transportation.

Hours: Monday-Friday. Full-Time: 8:30am-5:30pm.
