General Purpose of Job
This position is responsible for conducting monthly inspections on corporate facilities and grounds; utilizing preventative maintenance, hands-on repairs of buildings and maintenance projects; and assist with preparation for the set-up and cleanup for various cooperative functions, meetings or training.

Facility Maintenance Technician 1st Class
Education
- Minimum: High School Diploma or GED
- Preferred: Two (2) year associate degree in facility management or related field
- Preferred: Vocational/Technical training certification in construction, carpentry, electrical systems, plumbing and concrete/masonry or a recognized certified trade program.
Experience
- Minimum: Four (4) years progressive experience working in facility maintenance or a related skilled building trade performing general construction, maintenance and repair
- Preferred: Experience within an electric utility or related industry
Job Specific Competencies
- Building Systems & Trades Expertise: Demonstrates thorough knowledge of general building maintenance, repair, and construction practices, including finish carpentry, electrical wiring, plumbing, HVAC systems, cabinet layout and design, masonry, drywall, surface finishes, cleaning procedures, landscaping, and sprinkler systems.
- Blueprint Interpretation & Technical Diagnostics: Accurately reads and interprets blueprints, drawings, and specifications, and effectively diagnoses and performs repairs on HVAC systems and electrical wiring.
- Tools & Equipment Proficiency: Safely and effectively uses, maintains, and cares for specialized tools and equipment required to perform building and grounds maintenance and repair activities.
- Technical & Computer Skills: Applies basic industrial math skills and demonstrates proficiency in personal computer operations, including working knowledge of Microsoft Office products and the ability to learn and use applicable corporate software systems.
- Customer Service & Communication Skills: Exhibits strong customer service orientation and interpersonal skills, including effective written, verbal, and listening abilities, to interact professionally with employees, management, subcontractors, vendors, and the public.
- Work Management & Adaptability: Works effectively both independently and as part of a team to achieve established goals and meet deadlines; manages stress and changing priorities while multitasking calmly and efficiently in a dynamic work environment.

Essential Duties and Responsibilities
Maintenance Request Response & Customer Support
- Respond promptly to maintenance and repair requests, inquiries, and concerns.
- Assist employees with adjustment and proper operation of office furniture and related equipment to ensure a safe and functional work environment.
Facility Inspections & Preventive Maintenance
- Perform monthly inspections of all corporate facilities, grounds, and HVAC systems using established checklists to ensure a safe and healthy workplace.
- Document inspection results, prepare reports for the Supervisor, and initiate service or maintenance requests for identified deficiencies as directed.
General Maintenance & Repair Services
- Perform preventive and general maintenance on Cooperative facilities and structures, including minor drywall repairs, painting, door and hardware replacement, office furniture reconfiguration, sprinkler head replacement and adjustment, and routine plumbing, mechanical, electrical, and auxiliary power control system maintenance.
- Complete maintenance tasks with minimal disruption to employees and daily operations.
Equipment Troubleshooting & Repair
- Troubleshoot equipment malfunctions using appropriate testing tools.
- Repair or replace defective equipment or components in accordance with direction and established procedures.
Project Planning & Operational Coordination
- Assist with planning facility projects and general maintenance schedules to ensure work activities and events remain on track.
- Keep the Supervisor informed of project status and any issues affecting facility operations, employees, or vendors.
Inventory, Tools & Equipment Management
- Conduct inventories of materials, tools, and equipment.
- Inspect tools and equipment regularly to ensure safe operating condition.
- Recommend the purchase of tools, equipment, and supplies necessary to perform job duties effectively and to support Annual Meetings and other corporate meetings, training sessions, luncheons, and events.
Vendor Oversight & Coordination
- Assist in overseeing and coordinating activities of outside vendors and contractors as directed to ensure compliance with scope, safety, and operational requirements.
Safety, Storage & Environmental Compliance
- Ensure all tools, equipment, materials, and chemicals are stored properly and securely.
- Ensure proper disposal of light bulbs, fluorescent tubes, and chemicals in accordance with safety and environmental guidelines.
- Ensure compliance with applicable federal and state laws, regulations, and codes related to buildings and grounds.
Meeting & Event Support Services
- Assist with planning, preparation, setup, and cleanup for District Meetings, Annual Meetings, and other corporate meetings, luncheons, and events at designated locations.
Facility Maintenance Technician 2nd Class
Education
- Minimum: High school diploma or GED.
- Preferred: Two (2) years’ of vocational/technical training in construction, carpentry, plumbing and concrete/masonry or certification in an educational trade program.
Experience
- Minimum: Three (3) years’ progressive experience working in facility maintenance or related skilled building trade experience performing general maintenance and repair.

Demonstrates the ability to read and interpret blueprints and technical drawings. Exhibits an understanding of preventive maintenance principles and applies them proactively to support the functionality and longevity of building systems, including sprinkler systems and landscaping.
- Tool & Equipment Usage: Demonstrates proficiency in the safe and effective use of hand tools, power tools, and specialized equipment required for general building and grounds maintenance. Ensures proper care and maintenance of all tools and equipment used.

Facility Maintenance Technician 1st and 2nd Class
Other Requirements
- Ability to operate a variety of office equipment, including a personal computer, printers, copy machines and telephone.
- Ability to work irregular hours for assignment completion and flexibility to change scheduling and report to work on short notice during emergency situations.
- Flexibility to work overtime for assignment completion; ability to respond to call outs, as needed and maintain the Cooperative Standard for Call Out response after working hours.
- Irregular hours in evenings and on weekends are possible during peak business times and during storm season.
- Normal work hours consist of five (5) consecutive eight (8) hour days, or four (4) consecutive ten (10) hour days, exclusive of mealtimes, Monday through Friday between the hours of 6:00 AM and 6:00 PM. The Cooperative will determine if an eight (8) hour or ten (10) hour schedule will be used and shall establish the normal schedule of starting and quitting time. Shift schedules may be changed by giving a 36-hour notice of the changed schedule.

Personal Protective Equipment - Yes
Living Requirement - Yes - To ensure timely response to Call Outs, employees must live within 40 miles radius from the assigned reporting location. Employees who live more than a 40-mile radius from their assigned reporting location must relocate within 6 months of employment.
Driving Requirements - Yes - Valid Florida driver’s license for regular driving privileges of cooperative vehicles; must have and maintain an acceptable driving record as determined by the Cooperative.
