AAFMAA Mortgage Services LLC (AMS) is seeking a Sales Manager for our Cary, NC office. The Sales Manager is responsible for building and leading a team to originate residential mortgage loans to current and prospective Members of Armed Forces Mutual, conducting business development activities to stimulate referrals and generating personal production, and training their team. The Sales Manager will recruit and train Military Mortgage Advisors (MMAs), also known as Mortgage Loan Originators or Loan Officers, manage loan pipelines, control sales team expenses, and handle all other responsibilities and duties to achieve volume goals. Managers are responsible for ensuring all activities are done according to Company policies & procedures (P&Ps) and in compliance with investors and local, state, and federal laws, guidelines, and regulations.
Objectives include: (1) achieving and exceeding sales team loan volume goals; (2) keeping sales teams fully staffed with productive MMAs ; (3) providing superlative service to prospective and existing Members; and (4) exceeding profitability goals by driving sales and revenue while minimizing expenses and costs to originate loans.
KEY RESPONSIBILITIES
· Recruit, develop and lead a team of licensed Mortgage Loan Officers; motivate them and establish strategies to achieve monthly and annual loan production goals.
· Provide guidance to your sales team and help them structure loans to best meet the needs of mortgage customers.
· Originate residential mortgage loans to current and prospective Members while cultivating a strong business network of referrals.
· Engage in local community activities and organizations to develop new business.
· Develop relationships with real estate professionals, homebuilders, and other referral sources to generate qualified mortgage leads.
· Identify new business opportunities and look for ways to grow awareness of AMS in your market.
· Ensure your sales team leverages a consultative approach to present tailored mortgage solutions that best match the borrowers’ needs and support them throughout the loan process. Handle and resolve any customer inquiries or complaints and assist in resolving any issues.
· Coordinate with processing, underwriting, compliance, marketing, and customer service functions to ensure applications and loans are handled efficiently and that borrowers receive outstanding service.
· Manage all branch activities and expenses to stay within budget.
· Obtain and maintain state licensing as needed.
QUALIFICATIONS
- An active mortgage loan originator license (NMLS) or eligible to attain one.
- Proven experience in mortgage sales management.
- 3+ years of mortgage experience and familiarity with loan products, pricing scenarios, overall mortgage and housing industry, investor guidelines, and relevant regulations.
- Ability to build and lead a productive mortgage sales team.
- Excellent communication, presentation, and interpersonal skills.
- Strong sales acumen and motivation to serve homebuyers, homeowners, and business contacts (e.g., real estate agents and homebuilders).
- Tech-savvy and familiar with CRM platforms, loan origination systems, and digital communication tools.
- Self-starter with the ability to handle individual loan production and manage a mortgage sales team.
- A bachelor's degree in business, finance, or a related field, preferred.
- Analytical, problem-solver with strong leadership skills.

- Very attractive compensation plan:
- Forgivable Draw – depending on experience, a $36,000 to $48,000 per year forgivable draw amortized based on 26 pay periods annually (ranges from $1,384.62 to $1,846.15 per pay period).
- Personal production incentives – 140 bps (1.4%) of funded loans individually sourced and closed/funded by the Manager.
- Sales Team production incentives – earn between 20 to 33 bps of monthly volume based on Sales Team’s mortgage production.
- Annual bonus opportunity – based on total annual volume originated by the Sales Team, the Sales Manager may earn a discretionary additional bonus based on sales goals achieved and overall company performance.
