Job Description: Vice President of Finance
We are seeking a strategic, results-driven finance executive with the vision to architect enterprise capital strategy and the operating muscle to execute against a high-volume, multi-asset-class development pipeline. The ideal candidate is a relationship-oriented leader with deep capital markets fluency, a roll-up-the-sleeves work ethic, and a genuine passion for real estate. They will build and lead a high-performing capital markets and finance team, develop talent at every level, and serve as a trusted partner to the CEO, CIO, and CFO on matters of capital structure, liquidity, and long-term value creation.
The Vice President of Finance will own enterprise capital markets strategy across a robust and rapidly growing development pipeline spanning single-tenant retail, multi-tenant retail, shopping center retail, self-storage, and multi-family. All new loan activity supporting that pipeline—from term sheet through closing—falls under this role’s purview, alongside the active management of the existing 300+ loan portfolio (renewals, extensions, modifications, refinances, and payoffs). They will lead executive-level negotiations with lenders and joint venture partners; cultivate top-tier relationships across a network of 75+ banks; and partner closely with the acquisitions and dispositions, legal, accounting, IT, real estate, property management, development, and construction teams to ensure capital strategy is fully aligned with operational execution and enterprise growth objectives.
This is an In-Office Position in Chattanooga, TN.
Requirements and Essential Functions:
- 10+ years of progressive Commercial Real Estate finance and capital markets experience, including 3-5+ years in a senior leadership role with direct accountability for enterprise capital strategy and high-volume loan execution
- Demonstrated experience financing and refinancing single-tenant retail, multi-tenant retail, shopping centers, self-storage, and/or multi-family; comfort moving fluidly between asset classes is essential
- Prior experience at a bank, balance-sheet lender, developer, REIT, or institutional sponsor highly valued
- Build, lead, and develop a high-performing capital markets and finance team—including the Director of Finance and treasury and capital markets analysts—setting standards for analytical rigor and accountability
- Own all new loan activity supporting the active development pipeline—from deal screening and term sheet through diligence, documentation, and closing—across single-tenant, multi-tenant, shopping center retail, self-storage, and multi-family projects
- Serve as the executive accountable for the active management of the 300+ existing loan portfolio, including renewals, extensions, modifications, refinances, and payoffs
- Lead executive-level negotiation of term sheets, loan documents, intercreditor arrangements, and bespoke structured financings; bring deep command of pricing models, covenant architecture, and downside protections
- Direct treasury strategy across the portfolio—liquidity management, debt maturity laddering, interest rate exposure, and the refinance pipeline—to optimize cost of capital and protect the balance sheet
- Cultivate and own executive-level relationships with senior leaders at 75+ banks, balance-sheet lenders, joint venture partners, and institutional capital providers
- Serve as a voting voice in weekly investment committee, acquisitions/dispositions, and construction loan/land closing meetings; align capital availability and pricing with deal pipeline and corporate priorities
- Build and maintain enterprise reporting infrastructure covering loan portfolio status, lender capacity, comparable transaction data, appraisal tracking, and lender relationship activity—with a regular reporting cadence to the CEO and CIO
- Demonstrated track record of delivering exceptional service to internal and external partners, with the executive presence to represent the company to lenders, investors, partners, and counterparties
- Superior analytical skills paired with the ability to distill complex financial information into clear, decision-grade recommendations for senior executives
- Highly organized, decisive, and accountable—capable of managing high deal volume across multiple asset classes
- Robust technology fluency, including advanced proficiency in Microsoft Excel, and, ideally, Power BI.
