Job Title: Loan Partner

Location: In Office Position/Hybrid – San Diego, CA, (Open to Remote) PST or CST

Department: Loan Care
Reports To: Loan Care Director and Loan Care Manager
Position Type: Full-Time

Requirement: 3-5 Years of Industry Experience and/or Processing Experience, State NMLS License

Position Summary:

We are seeking an experienced Loan Partner with state NMLS license to manage loans from initial disclosures through funding.

This role serves as the primary point of coordination between the Loan Officer, borrower, processors, underwriters, closers, and third-party vendors to ensure loans continue moving efficiently through the mortgage process. The ideal candidate is a seasoned mortgage professional with a strong understanding of agency, government, non-QM, and investor-specific guidelines who can proactively identify and resolve issues, communicate effectively with all parties, and deliver an exceptional borrower experience while ensuring compliance with all regulatory and investor requirements.

Loan Partner Responsibilities:

Serve as the primary point of contact and liaison between borrowers, Loan Officers, processors, underwriters, closers, title companies, and other third parties.
Manage loans from initial disclosures through funding, ensuring files continue moving efficiently through the loan process.
Review loan files for completeness and compliance with investor and program guidelines.
Gather, review, and request borrower documentation as needed.
Order and monitor third-party services, including appraisals, employment verifications, FHA case numbers, condo reviews, and other required items.
Monitor loan milestones, contingency dates, appraisal timelines, disclosure signatures, underwriting conditions, rate lock expirations, and closing deadlines.
Communicate loan status updates to the Loan Officer and proactively identify and resolve issues that could delay closing.
Coordinate with processors and underwriters to ensure loans meet investor and regulatory guidelines.
Review underwriting approvals and assist in satisfying conditions through clear communication and follow-up.
Maintain accurate loan records and update internal systems throughout the loan process.
Assist with pricing, income calculations, credit review, exception requests, and complex loan scenarios as needed.
Ensure an exceptional borrower experience by providing proactive communication and maintaining a high level of customer service throughout the transaction.

Qualifications & Skills:

3-5 years of experience in a retail mortgage lender (preferred)
Experience supporting loan officers or working as a processor or loan assistant
Knowledge of Conventional, FHA, VA, USDA, DPA, Non-QM, and other mortgage products
State NMLS License – Required to be licensed in at least 1 state
Bilingual a plus
Experience with Encompass LOS software
Experience with Salesforce or similar CRM
Excellent verbal and written communication skills
Strong organizational skills and attention to detail
Ability to manage multiple files and priorities under deadlines
Customer-first attitude with a proactive problem-solving mindset
Ability to calculate income
Ability to review final cash to close
Strong knowledge of investor and agency guidelines
