Remark Construction Position Agreement
TITLE: Lead Estimator
Reports to: Sales Manager
Outcome Statement: The Sales Lead is responsible for closing Residential or Light Commercial construction contracts to provide suitable projects for Remark’s Operations Team to complete, profitably. The Sales lead will develop project lead sources to provide a consistent flow of biddable projects for future company growth.
1. Introduction:

This position agreement is designed to establish a collaborative relationship where the Sales Lead has clarity about the position’s desired results and is fully supported in its execution and continued innovation.
2. Position Result:
Residential or Light Commercial Projects are successfully Bid and Won at pre-determined profitable margins.
3. Reporting Relationships:
The Sales Lead position reports to and is supported by the Sales Manager.
4. Management Duties & Responsibilities:
4.1. Call prospective project leads utilizing the Initial Phone Call Meeting Script (See Sales Journey Worksheet)
4.2. Set and organize prospective client meeting(s) after successfully vetting lead through Sales Script
4.3. Attend prospective client meeting(s), develop client relationship(s), and develop potential Scope of Work for prospective Client(s).
4.4. Create Project Summary for prospective client(s) and email meeting / project summary to client and supervisor (See Project Summary Guide)
4.5. Follow Sales Journey Worksheet for prospective Client follow-up to “close” the project sale
4.6. Track and Develop lead sources for future projects (See Project Lead Database)
4.7. Track and Report project lead & “close” rate data to present to supervisor
4.8. Coordinate, Attend, and Lead Design and/or Build Contract Signing with new / returning client and supervisor
4.9. Attend and Work scheduled Home Show(s) to meet prospective clients
4.10. Communicate project scope of work with Pre-Construction Manager and Operations Manager (See Buyers Journey Flow Chart)
4.11. Participate in the evaluation of completed projects. (See Project Evaluation System)
5. Tactical Duties & Responsibilities:
5.1. Maintain weekly-updated prospective sales log for manger’s review
5.2. Review weekly Active-Project Update Worksheet from Operations Manager to provide prospective clients with accurate start times
5.3. Visit active projects as often as is required to support the production team's efforts.
5.4. Provide all project information needed to vendors, trade partners, and Lead Carpenters to ensure the accurate and efficient estimation of each prospective project
5.5. Prepare and lead bi-week Sales Meetings (See Sales Meeting System)
6. Position Specific Skill Requirements:
The Project Manager must possess and/or work to achieve the following skills to fulfill the position requirements effectively:
6.1. Strong personal organization skills and habits.
6.2. Strong verbal and written communication skills.
6.3. iOS iPad operating system basics
6.4. Mac operating system basics
6.5. Houzz cloud system or other experience with Digital Client Dashboard
6.6. Accurate Estimation of Residential Construction Projects up to $2,000,000.00
7. Performance Standards
7.1. Work is performed with accuracy and attention to detail
7.2. Manage Client and Prospective Client communication with professionalism and in line with Remark values
7.3. Prospective Sales Sheet is updated at least weekly
7.4. The team schedule is updated at least weekly
7.5. Promote an attitude of customer service among other team members by setting a good example of service and respect for others
7.6. Team members must be professionally groomed and dressed in a manner that promotes Remark's professional image and reputation. If provided, company uniforms must be worn during working hours
7.7. All decisions will be made in alignment with the company's vision and values
7.8. All clients and members of the public must be addressed in a courteous, friendly, and professional way always, and ensure that all other personnel do as well
7.9. All work will be performed in accordance with the government laws, regulations, ordinances, and court rulings in those areas in which Remark operates
8.
8.1. All work will be performed according to company policies and standards inherent in all Position Agreements, system action plans, employee manuals, ongoing policy memoranda, and facilities and dress codes
8.2. Client and company information will be held strictly confidential outside the company
8.3. All telephone calls, both internal and external, will be returned within one business day and within two hours whenever possible
8.4. Your manager will be notified prior to the due date of any issues to be resolved or deadlines that cannot be met by the reporting position
8.5. Problems with any system will be brought to your manager's attention so the system can be improved within the structure of the operations manual
8.6. Team members will provide staff assistance as requested; each team member may be asked from time to time to cover other areas of accountability and/or departments
8.7. All business communications, whether verbal, visual, or written, whether for internal or external use, will be professional in tone and content and in accordance with applicable and existing company policies and standards
8.8. Team members will respect each other’s time, space, and need for concentration. Socializing and interruptions must not impede workflow, and every effort must be made to be productive for the entire working day
8.9. Team members are encouraged to recommend ideas for the improvement of their department and positions that are consistent with the company’s Vision
8.10. Offensive language is prohibited, and team members must not use it when on duty
8.11. Use of the customer’s phone or other client items, such as tools, is prohibited
8.12. Smoking is prohibited inside Remark’s office or client’s job site
8.13. Team members must arrive at work at the scheduled time and work the entire workday
8.14. Team members must provide a minimum of 14 days' notice for absence from work whenever possible
8.15. Team members must not abuse time off, such as vacation days
9. Working Conditions:
The work environment characteristics described here are representative of those encountered by a team member while performing the essential functions of this job.
9.1. Conditions are typical of a residential construction-related work site and will occur inside and outside client homes. A general understanding of the hazards present on the residential construction site is necessary
9.2. Conditions at times will frequently involve driving for at least part of the workday
9.3. Noise levels will, at times, be above normal and will require the use of hearing protection
9.4. Work will sometimes be performed on ladders and scaffolding at heights at or above 20’
9.5. Working conditions at times will require the use of safety shoes, which an employee will be responsible for providing
10. Physical Requirements:
The physical demands described here represent those that must be met to perform the essential functions of the Project Manager position successfully.
10.1. While performing the duties of this job, the Sales Lead is frequently required to: Stand, walk, sit, reach with hands and arms, and use fingers to handle, feel, touch, and operate computers, phones, and other electronic devices, Stand, stoop, kneel, crouch, and talk and hear in person and via phone.
10.2. Specific vision abilities required by this job include close vision, distance vision, depth perception, and the ability to adjust focus.
10.3. The Sales Lead must occasionally, safely lift and/or move 20–40-pound objects such as Home Show Handouts, etc.
Job Type: Full-time
Pay: $45,000.00 - $150,000.00 per year
