Job Summary
The Student Housing Community Manager is responsible for the overall management, operational performance, and resident experience of an assigned student housing community. This role ensures the property meets MMG Management's standards and ownership expectations for occupancy, leasing velocity, financial performance, resident satisfaction, compliance, and physical asset preservation.
The Student Housing Community Manager leads the onsite team through the unique student housing leasing cycle, including pre-leasing, roommate matching, move-in, turn, move-out, and resident programming. This position develops strong relationships with students, parents/guarantors, university partners, and vendors while ensuring the community delivers an exceptional resident experience aligned with MMG's mission and core values.
Key Responsibilities

Oversee daily operations of the student housing community, ensuring compliance with MMG policies, university partnership requirements (when applicable), and all federal, state, and local laws.

Conduct regular property inspections to maintain exceptional curb appeal, cleanliness, safety, and asset preservation.

Conduct routine lease and file audits to ensure compliance with company policies, Fair Housing requirements, and student housing operational standards.

Ensure completion of all daily, weekly, monthly, quarterly, annual, and seasonal operational tasks.

Address resident concerns, roommate conflicts, behavioral issues, and maintenance concerns professionally while maintaining a positive living environment.

Develop and implement corrective action plans to resolve operational, maintenance, occupancy, or resident service issues.

Coordinate and execute successful move-in, move-out, and annual property turn operations.

Lead all leasing activities to maximize occupancy and revenue through aggressive pre-leasing strategies.

Manage bed-space and unit leasing in accordance with property requirements.

Oversee leasing professionals in responding to inquiries, conducting tours, follow-up communication, and lease execution.

Monitor leasing traffic, conversion ratios, cancellation trends, and occupancy forecasts.

Coordinate roommate matching, room transfers, waitlists, and assignment changes.

Manage lease renewals, re-leasing efforts, and notices to vacate.

Build and maintain positive relationships with students, parents/guarantors, and university representatives.

Assist with development and management of the property's operating budget.

Monitor rent collections, delinquency, payment plans, concessions, bad debt, and accounts receivable.

Review financial reports including occupancy reports, rent rolls, variance reports, P&L statements, and operating expenses.

Ensure invoices are received promptly following completed services.

Ensure invoices are entered accurately into property management software within company-established timelines.

Identify opportunities to increase revenue while controlling expenses.

Partner with the Maintenance Supervisor to ensure timely completion of work orders and preventative maintenance.

Plan and oversee annual student turn operations including inspections, scheduling, vendor coordination, and quality control.

Ensure vacant beds and apartments are market ready according to established deadlines.

Maintain strong vendor relationships while ensuring company procurement policies are followed.

Ensure all vendors comply with MMG's vendor approval process.

Monitor capital improvement and renovation projects as assigned.

Lead, coach, mentor, and develop onsite leasing and maintenance teams.

Recruit, interview, onboard, and train new team members in accordance with MMG policies.

Conduct performance evaluations, coaching sessions, and ongoing professional development.

Foster a culture of accountability, teamwork, engagement, and exceptional customer service.

Prepare staffing schedules to support leasing traffic, resident events, move-in, turn, and other peak operational periods.

Conduct regular staff meetings focused on performance, leasing goals, operational updates, and resident satisfaction.

Ensure accurate reporting of payroll, commissions, bonuses, and incentive programs.

Develop and execute marketing strategies designed specifically for student leasing cycles.

Coordinate outreach efforts with colleges, universities, student organizations, and campus events when applicable.

Plan and oversee resident engagement programming that promotes community involvement and resident retention.

Maintain an active presence throughout the community and foster positive resident relationships.

Utilize social media, online reputation management, and digital marketing to support leasing goals.

Monitor resident satisfaction and online reviews while implementing service improvement initiatives.

Ensure compliance with Fair Housing, ADA, OSHA, student housing regulations, and all applicable federal, state, and local laws.

Maintain all required operational licenses, inspections, and compliance documentation.

Identify and mitigate operational, safety, and liability risks.

Coordinate lease enforcement, policy violations, incident reporting, and legal actions in collaboration with the Regional Director and Portfolio Manager.

Maintain emergency preparedness plans and respond appropriately to after-hours emergencies.

Prepare accurate and timely weekly, monthly, seasonal, and annual operational reports.

Report occupancy, pre-leasing progress, financial performance, resident satisfaction, maintenance performance, and turn readiness.

Maintain consistent communication with the Regional Director and Portfolio Manager regarding community performance, staffing, challenges, and opportunities.

Participate in ownership reporting and university partnership meetings as required.
Work Context:
Required to communicate professionally and effectively with residents, prospective residents, parents/guarantors, university personnel, vendors, ownership groups, and MMG team members through email, phone, text messaging, property management software, and approved communication platforms.
The Student Housing Community Manager plays a critical role in maximizing occupancy, revenue, resident satisfaction, and operational excellence while creating a safe, engaging, and successful living environment for students. This position directly impacts asset performance, resident retention, university relationships, and owner satisfaction.
Responsible for supervising onsite leasing, administrative, and maintenance staff. Ensures employees receive appropriate training, performance coaching, accountability, and development while maintaining compliance with company policies and operational standards.
This is an onsite position based at an assigned student housing community. Regular presence throughout the property is required.

Business casual attire is required. Branded apparel may be required during move-in, resident events, outreach activities, and other company-sponsored functions. Refer to the MMG Personal Appearance Policy for additional requirements.

Occasionally lift or move items weighing up to 25 pounds.

Assist during move-in, move-out, resident events, and annual turn operations.

Work occasional evenings, weekends, holidays, and extended hours during peak leasing, move-in, turn, and emergency situations.
The Student Housing Community Manager's decisions directly affect occupancy, resident retention, financial performance, university relationships, employee engagement, owner satisfaction, and the overall reputation of both MMG Management and the community.
This position involves routine operational responsibilities including leasing, financial management, reporting, and team leadership while also managing the dynamic and fast-paced nature of student housing, including annual leasing cycles, resident programming, roommate conflicts, emergency response, and large-scale move-in and turn operations.
Base schedule is Monday through Friday, 8:00 AM – 5:00 PM. Due to the nature of student housing, flexibility is required, including evenings, weekends, holidays, resident events, move-in weekends, annual turn, and other operational needs as directed by the Regional Director. Estimated start date is September 23, 2026.
Scheduling: Monday-Friday 8:00am-5:00pm EST base schedule with deviation on an as needed basis communicated in writing by Regional Director.

Requirements:

Bachelor's degree in Business Administration, Property Management, Hospitality, Marketing, or a related field preferred.

High school diploma or equivalent required.

Valid driver's license with reliable transportation and the ability to maintain company-required automobile insurance.

Ability to successfully pass a pre-employment background screening and drug screening (where permitted by law).

Professional certifications such as CAM, CAPS, ARM, CPM, or student housing-related certifications are preferred but not required.

Minimum of 3 years of student housing property management experience, including at least 1 year in a leadership or supervisory role and

Demonstrated experience managing financial performance, budgeting, rent collections, and expense control.

Experience leading, coaching, and developing onsite teams.

Experience with leasing, resident relations, and conflict resolution.

Experience using property management software such as Yardi Voyager, Entrata, RealPage, or similar platforms.

Strong understanding of Fair Housing regulations and landlord-tenant laws.
