Full Job Description

Job Title: Groundskeeper / Grounds Keeper

Department: Maintenance

Reports To: Maintenance Supervisor

FLSA Status: Non-Exempt (Hourly)

Position Summary

The Groundskeeper is responsible for maintaining the overall cleanliness, appearance, and curb appeal of the apartment community. This role ensures that grounds, common areas, and amenities are safe, attractive, and well-maintained for residents, guests, and prospective renters.

Essential Duties & Responsibilities

Pick up litter, trash, and debris throughout the property, including parking lots, breezeways, stairwells, and landscaped areas. Including Valet Trash services as needed.
Empty and clean common-area trash receptacles and maintain dumpster and compactor areas.
Mow, edge, trim, weed, mulch, and water lawns, flower beds, and shrubs – as needed.
Sweep, blow, and pressure-wash sidewalks, entryways, and breezeways.
Maintain pool-area cleanliness, including furniture arrangement, deck cleaning, and pool chemical documentation, adjust pool chemicals as needed.
Clean and prepare vacant units' exteriors and interiors and assist with make-ready turns as needed.
Shovel, brush, snow throw, snow and ice from walkways and entrances as needed. Apply ice melt as needed. May include nights and weekends.
On-call required. Respond to after-hours emergency calls as part of the team's rotating on-call schedule.
Inspect grounds daily and report safety hazards, damage, or needed repairs to the Maintenance Supervisor.
Assist the maintenance team with minor repairs and community projects as directed.
Maintain grounds equipment and tools in clean, working condition.
Support seasonal decorating and community events.
Interior and exterior painting required.
Follow all safety policies, use proper PPE, and comply with Fair Housing and company standards.
Lock changes
Elevator testing
Complete work order requests as needed
Monitor “make ready” schedule and perform unit punches as needed.

Qualifications

High school diploma or equivalent required.
Prior groundskeeping, landscaping, or property maintenance experience a plus.
Ability to work outdoors in all weather conditions.
Reliable, self-motivated, and detail-oriented with a strong work ethic.
Ability to follow instructions and work independently or as part of a team.
Reliable transportation and a valid driver's license required.

Physical Requirements

Frequent walking, standing, bending, stooping, kneeling, and climbing stairs and ladders up to 20 feet.
Ability to lift and carry up to 75 lbs as needed.
Operate hand and power equipment such as but not limited to mowers, blowers, trimmers, pressure washers, and snow equipment.

Schedule

Full-time. On-call required; weekends and rotating after-hours emergency coverage are part of the schedule. Reliable transportation required.
