Multi-Site Property Manager — Leasing & Operations

Evergreen Management | Columbus, Ohio | Full-Time | On-Site / Across Properties

Drive occupancy. Improve collections. Lead a team. Build better communities.

We operate a growing portfolio of approximately 300 apartments and townhomes. We’re seeking a hands-on Property Manager or experienced Multi-Site Manager to improve performance across our communities.

We are an AI-enabled, technology-forward company with a global workforce. Our local property teams collaborate with remote professionals across marketing, leasing support, administration, and bookkeeping. We use automation, shared dashboards, and digital workflows to reduce repetitive tasks and give our people more time to solve problems and deliver results.

You’ll lead daily property operations, coordinate local and global team members, and take ownership of leasing, collections, unit readiness, and resident experience.

Your Priorities

Lease vacant apartments and increase occupancy

Own leasing performance from initial inquiry through move-in.
Coach leasing and remote support staff on timely follow-up, tours, objection handling, and closing.
Identify why available units aren’t leasing and implement solutions.
Ensure consistent applicant screening and move approved applicants efficiently toward signed leases.
Personally conduct tours and close leases when needed.
Execute leases within approved pricing and company policies.

Improve collections and reduce delinquency

Review outstanding balances and hold the team accountable for timely, documented follow-up.
Oversee payment arrangements, notices, and coordination with legal counsel under company policies and applicable requirements.
Address payment issues early with clear, professional resident communication.
Ensure deadlines are met and records are complete.

Get vacant units rent-ready faster

Walk vacant apartments, establish turn scopes and budgets, and set firm completion dates.
Coordinate maintenance technicians and vendors to prevent delays.
Inspect completed work before marking a unit ready.
Control turn costs, prevent repeat work, and ensure every vacant unit has a clear action plan.

Lead an accountable local and global team

Set daily and weekly priorities across on-site staff and remote support teams.
Assign clear responsibilities, deadlines, and measurable expectations.
Coach team members and address missed commitments promptly.
Maintain effective communication and handoffs across locations and time zones.
Resolve issues independently and escalate decisions with a recommended solution.

Maintain communities residents want to call home

Conduct regular property walks and unit inspections.
Address curb appeal, cleanliness, safety concerns, and lease compliance.
Track maintenance requests through completion and resolve recurring problems.
Handle resident concerns professionally while consistently enforcing company policies.
Improve retention through reliable service and proactive renewal outreach.

Use technology to improve performance

Keep property, resident, and task records accurate in Buildium and other company systems.
Use dashboards to track occupancy, delinquency, turns, work orders, and renewals.
Adopt AI tools and automated workflows responsibly, following company data-handling policies.
Identify repetitive tasks, missed handoffs, and process gaps—and help improve how the team works.
Review vendor invoices against approved scopes and completed work, and flag unexplained cost increases.

Lower delinquency and consistent collections follow-through.

Timely maintenance and fewer repeat issues.

Who We’re Looking For

Proven experience managing apartment communities, with direct responsibility for leasing, collections, maintenance coordination, and team performance.
An accomplished Property Manager ready for multiple communities or an experienced Multi-Site Manager.
Experience with workforce housing, older properties, or communities needing operational improvement strongly preferred.
Strong leasing and sales skills, with examples of improving occupancy.
Ability to manage vendors, control expenses, and hold people accountable.
Sound judgment in difficult resident situations and competing operational priorities.
Working knowledge of Fair Housing and applicable landlord-tenant requirements.
Comfort working with a global team and using digital systems to assign, track, and complete work.
Willingness to learn and use AI tools, automation, and new technology. You do not need to be a programmer.
Buildium and CRM experience is a plus; experience with comparable systems is welcome.
Reliable transportation for regular travel between communities.

This role requires regular physical presence at the properties: walking units, inspecting work, meeting residents, supporting leasing, and making sure plans turn into completed work.
