Maintenance Supervisor – Luxury Apartments

Location: Short North Area, Columbus, OH
Compensation: $30.00–$32.00 per hour (based on experience)

About the Role

We’re seeking an experienced Apartment Maintenance Supervisor to take charge of maintenance operations for a portfolio of luxury apartment communities (approximately 120 apartment homes) in Columbus’s vibrant Short North area.

This is a working supervisor position: you’ll be hands-on, leading your team while remaining actively involved in service requests, apartment turns, and preventive maintenance. Your leadership will set the tone for quality, efficiency, and resident satisfaction.

Your Key Responsibilities

Lead & Mentor:

Guide, coach, and support the maintenance team, ensuring everyone has the tools and training to succeed.

Daily Operations:

Prioritize and delegate work orders, including emergency requests, to keep everything running smoothly.
Roll up your sleeves—no task is too small or too big.

Apartment Readiness:

Oversee and participate in apartment turns, making sure every home is move-in ready and up to luxury standards.

Technical Expertise:

Troubleshoot and repair a wide range of maintenance issues, including HVAC, plumbing, electrical, appliances, and general repairs.

Preventive Maintenance:

Develop and stick to proactive maintenance schedules to prevent problems before they start.

Inventory Management:

Keep maintenance supplies organized and fully stocked.

Community Standards:

Maintain high standards of appearance and safety throughout the community.

Resident Relations:

Build trust and satisfaction by providing outstanding customer service and clear communication.

On-Call Leadership:

Participate in on-call rotation to provide support when it matters most.

What We’re Looking For

Experience & Skills:

5+ years of hands-on apartment maintenance experience.
Proven leadership or supervisory experience within a maintenance team.
Expertise in HVAC, plumbing, electrical, appliances, drywall, and general repairs.
EPA Certification required.
Experience with apartment turns and preventive maintenance coordination.
Strong troubleshooting abilities and organizational skills.
Excellent communicator, with a commitment to top-tier customer service.
Valid driver’s license and reliable transportation.
