Financial Controller / Head of Finance

Acre Homes | Full-Time

About Acre Homes

Acre Homes is a residential real estate development and homebuilding company that acquires, builds, and sells homes across multiple concurrent projects. We run a lean team and move quickly — each project carries its own budget, financing, and timeline, and the financial complexity of the business has outgrown a bookkeeper-plus-CPA setup. We’re hiring our first in-house finance leader.

About the Role

This is a hands-on, own-it-all finance role. You’ll be the one person responsible for the financial side of the business — from keeping the books clean and closing the months, to telling the owner exactly where cash stands on every project and what the next six months look like. It’s a Controller’s day-to-day scope with CFO-level visibility: you’ll work directly with the founder and your analysis will drive real decisions about which projects we take on and how we finance them.

You should be equally comfortable categorizing transactions in QuickBooks on a Tuesday morning and walking the owner through a project-level cash flow forecast that afternoon.

What You’ll Own

Accounting & monthly close. Run all bookkeeping in QuickBooks Online: transaction categorization, reconciliations, AP/AR, and a reliable monthly close. Includes an initial cleanup of the existing books and chart of accounts.
Project (job) cost accounting. Track budget vs. actual for every active project — land, hard costs, soft costs, carry costs — so we know the true cost and projected margin of each home at any point in time.
Cash flow management & projections. Maintain a rolling company-wide and per-project cash flow forecast. Anticipate crunches before they happen and tell us when we can safely start the next project.
Debt & lender management. Manage relationships and paperwork with our project lenders: draw requests, interest tracking by property, payoff coordination at sale, and loan compliance. Help evaluate financing terms on new deals.
Deal analysis & underwriting support. Build pro formas for prospective acquisitions and post-mortems on completed projects — what did we actually make, and why did it differ from the underwriting?
Financial reporting. Deliver a simple monthly package: P&L, balance sheet, cash position, per-project status, and the handful of KPIs that matter (cost per square foot, margin per project, carry cost burn, days to sale).
Tax, insurance & compliance coordination. Be the point person for our outside CPA (tax prep and planning), insurance renewals, property tax, entity-level filings, and payroll administration.
Systems & process. Put lightweight processes in place — approvals, document organization, budget templates — that keep the business tight without slowing it down.

Your First 90 Days

Clean up the QuickBooks file: categorize outstanding transactions, restructure the chart of accounts around project-level (class/job) tracking, and reconcile all accounts.
Build the per-project cost and cash flow model covering every active property.
Establish the monthly close calendar and deliver your first monthly reporting package.
Map all outstanding loans — balances, rates, maturity dates, payoff triggers — into a single debt schedule.

What We’re Looking For

Required: 5+ years of accounting/finance experience with at least 2 years in construction, homebuilding, real estate development, or fix-and-flip — you understand job costing, draws, and carry costs.
Required: Deep hands-on QuickBooks Online experience — you’ve owned a QBO file end to end, not just reviewed reports from one.
Required: Strong Excel/Google Sheets modeling skills — comfortable building cash flow forecasts and project pro formas from scratch.
Required: Self-directed operator — you’ll be the entire finance department, so you need to set your own priorities and close your own loops.
Required: Heavy AI user — we run finance on AI. You’ll be expected to use Claude (connected to our QuickBooks) daily to automate the close, build forecasts and reports, draft lender communications, and analyze deals. You should already be using AI tools this way, or be eager and able to get there fast.
Nice to have: CPA, CCIFP, or public accounting background.
Nice to have: Experience working with private/hard-money lenders and construction draw processes.
Nice to have: Experience as the first finance hire at a small company.

Compensation & Benefits

Base salary of $95,000–$135,000 depending on experience and local market, plus a performance bonus tied to project profitability. Benefits and final range to be discussed during the interview process.

Location/Hours

9-5PM at office in Costa Mesa with the potential for remote work after 90 days.
