Commercial Construction Estimator

Location: Omaha, Nebraska
Salary: $90,000–$120,000 annually, depending on experience
Additional Compensation: Vehicle allowance and potential bonus structure
Employment Type: Full-Time

Position Overview

A well-established commercial general contractor in the Omaha market is seeking a Commercial Construction Estimator to join its growing preconstruction team.

This opportunity is open to candidates ranging from a developing Junior Estimator with strong commercial construction exposure to an experienced Senior Estimator capable of managing estimates independently from conceptual budgeting through final bid.

The ideal candidate will have experience working for a commercial general contractor, understand the local subcontractor and vendor market, and be comfortable estimating a diverse range of commercial construction projects throughout Omaha and the surrounding Nebraska market.

Key Responsibilities

Prepare detailed estimates for commercial construction projects from conceptual design through final construction documents.
Perform quantity takeoffs, scope reviews, cost analysis, and subcontractor bid comparisons.
Solicit, review, and level subcontractor and vendor proposals to ensure complete and accurate coverage.
Develop conceptual budgets, preliminary estimates, GMPs, and competitive hard-bid estimates.
Review drawings, specifications, addenda, and project documentation to identify scope gaps, constructability concerns, and cost impacts.
Understand the progression of construction plans and specifications throughout the preconstruction process, recognizing that drawings and project documents often evolve through multiple revisions prior to final bid.
Effectively manage estimate revisions as plans and specifications change, ensuring budgets remain accurate and current throughout each phase of design development.
Coordinate estimating timelines while maintaining strong organization, scheduling, and pre-planning skills to meet project deadlines.
Assist with value engineering and alternative construction methods to improve project cost, schedule, and constructability.
Maintain strong relationships with subcontractors, suppliers, architects, owners, and internal project teams.
Stay current with labor, material, subcontractor, and market pricing throughout Omaha and the broader Nebraska construction market.
Participate in preconstruction meetings and collaborate closely with project managers, field leadership, and ownership.
Maintain historical cost data and support continuous improvement of estimating processes.
Assist with subcontractor buyout and turnover of awarded projects to operations.

Qualifications

Commercial construction estimating experience strongly preferred.
Experience working for a commercial general contractor (GC) is highly preferred.
Candidates with approximately 3+ years of relevant commercial estimating experience are encouraged to apply; compensation and responsibilities will be based on experience level.
Strong understanding of commercial construction means, methods, sequencing, and subcontractor scopes.
Thorough understanding of how plans and specifications progress through multiple design phases and the ability to adjust estimates as project documents evolve.
Familiarity with the Omaha and Nebraska subcontractor market is highly preferred.
Ability to read and interpret construction drawings, specifications, and bid documents.
Experience with both negotiated and competitive hard-bid projects is preferred.
Excellent organizational, scheduling, communication, analytical, and problem-solving skills.
Ability to manage multiple estimates, priorities, and deadlines simultaneously.

Preferred Software Experience

Experience with the following platforms is highly desirable:

Sage / Timberline
Procore
Bluebeam
Microsoft Office Suite

Comparable estimating and construction management software experience will also be considered.
