Multi - Family Maintenance Tech: Job Duties
We are seeking a skilled and dedicated Maintenance Technician to join our team. The ideal candidate will be responsible for make readies and resident work orders ensuring the smooth operation of our facilities through effective maintenance and repair tasks. This role requires a proactive approach to problem-solving and the ability to work independently or as part of a team. The Maintenance Technician will play a crucial role in maintaining a safe and functional environment for both staff and residents. This is a full-time position for 2 small multi-family complexes in Lexington and Vaiden, MS.
Duties
- Perform routine maintenance and repairs on various systems, including electrical, mechanical, and plumbing.
- Turn Units, manage resident work orders and keep up property in general
- Conduct facilities maintenance tasks such as painting, carpentry, and general repairs.
- Supervise maintenance projects and coordinate with external contractors when necessary.
- Maintain accurate records of maintenance activities
- Provide excellent customer service by responding promptly to maintenance requests
- Ensure compliance with safety regulations and maintain a clean work environment.
Skills
- Strong mechanical knowledge with the ability to troubleshoot various systems.
- Proficient in electrical systems, including wiring, circuits, and troubleshooting techniques.
- Experience in facilities maintenance with a focus on residential environments is preferred.
- Light paint and sheetrock
- Excellent customer service skills to interact positively with residents and staff.
- Supervisory skills to oversee projects and coordinate with team members or contractors.
- Proficiency in English for effective communication within the workplace.
- Experience in residential painting is a plus.

Responsibilities of this position include (but are not limited to):
- Troubleshoot and perform all necessary repairs to the apartment community, including plumbing, HVAC, carpentry and electrical. Installation of new appliances as needed.
- Ensure resident requested service orders are completed on a timely basis.
- Assist in maintaining the exterior of the property to provide clean and acceptable curb appeal at all times.
- Comply with all OSHA regulations and health, safety and environmental laws.
- Strong attention to detail, organizational, time-management and problem-solving skill
- Superior customer service including the ability to manage difficult customers and/or situations
- Ability to work independently and/or with a team
- Ability to be on-call for responding to after-hour emergencies
- Additional duties as assigned.
Qualifications / Experience Necessary:
- A minimum of 1 year of related experience.
- High school diploma or equivalent is required.
- Strong knowledge in troubleshooting and repairing HVAC systems. EPA & HVAC certification is required.
- Excellent verbal and written communication skills.
- Ability to multitask, stay organized and meet deadlines.
- Able to be on-call for responding to after-hours emergencies.
- Must be able to lift up to 50 lbs.
- Must have valid Driver's License and transportation.
