Full Job Description

Property Manager Job Description

This is a salaried position requiring a flexible work schedule in some cases exceeding 40 hours because of the 24/7 operation of the subdivision. The position reports to the Chairman of the Board and the Chairman of each standing committee established by the Board.

Candidates must:

1) Provide details of past work record, including references;

2) Must be able to be bonded by an insurance company; and

3) Be able to pass a drug test and background check

Scope of Position (including but not limited to):

1) Oversee day to day operations of Gosse Creek, including Office Staff, Maintenance & Security in conjunction with the Chairs of the respective committees

2) Oversee hiring, training, monitoring performance and taking necessary disciplinary actions of all employees, in collaboration with the Chairs of the Security, Office & Maintenance Committees

3) Oversee

a. Tax Reporting requirements (in conjunction with outside accounting firm)

b. Monitor payroll activity, garnishments & personal payroll deductions ensuring that proper documentation is sent to the outside accounting firm

c. Screen prospective employee applications, including drug tests & background checks

d. Comply with all government regulations that pertain to employment

e. Monitor hours worked of employees & report them to the accounting firm

f. Attend meetings with trustees as requested

g. Ensure that required financial reports are received a week prior to the monthly trustees meeting

h. Work with trustees to finalize the annual budget prior to 12/1 each year

i. Maintain budget to actual report based on financial reports received from accounting firm

j. Ensure that policies and procedures are being followed consistently

k. Work with the Chairman to communicate with Goose Creek’s legal counsel as needed and/or directed by the Board

l. Handle all correspondence, including with Property Owners.

m. Manage the collection of delinquent accounts.

n. Work with each department & committee to manage workable budgets for each department

o. Identify with Maintenance the required road maintenance to be performed annually

p. As requested, secure bids for projects

q. Oversee the safety plan of the corporation

r. Coordinate activities/meetings, etc with government officials & volunteer groups

s. Maintain the Policies and Procedure Manual for the Subdivision

t. Manage annual fireworks display (typically Saturday prior to 7/4)

u. Oversight of Website

Pay: $50,000.00 - $55,000.00 per year
