Full Job Description

Property Manager Position Overview

The Property Manager is responsible for the overall day-to-day performance of an assigned property, with a focus on resident satisfaction, financial performance, property appearance, and efficient operations. This position serves as the primary point of coordination between residents, onsite staff, vendors, and company leadership.

The successful candidate will be comfortable balancing administrative responsibilities with a hands-on approach to property operations. This role requires strong organization, sound judgment, responsiveness, and the ability to address issues quickly while keeping the property's broader goals in mind.

Key Responsibilities

Oversee daily property operations and ensure established operational and financial goals are met.
Coordinate leasing activity, resident communication, maintenance needs, vendor services, and general property administration.
Maintain a visible presence at the property and routinely inspect buildings, grounds, common areas, and units for appearance, maintenance, and safety concerns.
Coordinate and complete move-in and move-out inspections and ensure related documentation is accurate and complete.
Respond professionally and promptly to inquiries from current and prospective residents, vendors, employees, and other business contacts.
Address resident concerns and work toward timely, appropriate resolutions while escalating significant issues when necessary.
Provide direction and support to onsite team members and communicate expectations, priorities, and property goals.
Conduct regular staff meetings and follow up on assigned responsibilities and outstanding issues.
Monitor maintenance requests to ensure work is completed accurately and within appropriate timeframes.
Coordinate with outside contractors and vendors, including monitoring service quality and compliance with agreed-upon work.
Review and approve resident charges and other property-related billings for accuracy.
Review, code, and process property invoices in accordance with company procedures.
Assist with monthly financial reporting, account review, and other property accounting responsibilities.
Participate in the development of the property's annual operating budget and monitor performance throughout the year.
Maintain organized and complete property records, including leases, contracts, resident documentation, vendor information, and operational files.
Assist with recruiting, onboarding, scheduling, and supervision of property personnel as needed.
Identify operational concerns and recommend practical solutions before issues become larger problems.
Work collaboratively with company leadership on property objectives, special projects, and operational initiatives.
Perform additional duties as necessary to support successful property operations.

Position Expectations

This position requires an individual who is willing to take ownership of the property rather than simply complete assigned tasks. The Property Manager is expected to understand the property's operational and financial condition, maintain strong relationships with residents and vendors, support the onsite team, and communicate proactively with company leadership.

Pay: $50,000.00 - $65,000.00 per year
