Full Job Description

Position Summary

The Property Manager / Maintenance is a dual-role, hands-on position responsible for the complete day-to-day operation of the community while also performing routine maintenance, repairs, and grounds upkeep. This role blends leasing, collections, and resident relations with the practical skills needed to keep the property safe, clean, and well-maintained. The ideal candidate is self-motivated, mechanically capable, and comfortable moving between the office and the field throughout the day. They take ownership of the property as if it were their own and ensure residents and guests have an excellent experience.

Essential Duties & Responsibilities

Leasing, Occupancy & Reservations

Show available units and sites, check application statuses, and execute leases and reservation agreements in Rent Manager.
Maintain accurate occupancy, resident, and guest records in Rent Manager.
Respond to inquiries promptly and work to keep the community at full occupancy.

Resident & Guest Relations

Serve as the primary point of contact for residents and guests, addressing questions and concerns professionally.
Enforce community rules consistently and fairly, documenting all interactions.
Coordinate community events and foster a positive, welcoming environment.

Rent & Site-Fee Collection

Collect rent, site fees, and other charges; post payments in Rent Manager and process through Occupi.
Follow the FHG delinquency workflow — issue notices, document contact attempts, and escalate per policy.
Reconcile daily deposits and maintain accurate financial records.

Violations & Community Standards

Conduct regular property walks to identify lease violations and community-standard issues.
Issue and track violation notices, monitor cure periods, and follow the escalation process.
Escalate unresolved health, safety, evictions, or ejection matters to the Director of Operations (Chelsey Conley).

Maintenance & Repairs (Hands-On)

Perform routine repairs and preventive maintenance, including plumbing, electrical, carpentry, painting, drywall, and appliance work within skill and code limits.
Complete unit make-readies and turnovers, including cleaning, painting, and minor renovations to prepare for new residents.
Respond to maintenance work orders entered in Rent Manager, prioritize by urgency, and document completion with photos.
Handle after-hours emergency maintenance calls (water leaks, electrical hazards, lockouts, utility failures) per the on-call schedule.
Maintain RV hookups, pads, septic/sewer connections, water, and electrical pedestals where applicable.
Inspect and service common areas, bathhouses, laundry facilities, pools, and amenities for safety and cleanliness.
Identify larger repair or capital needs and escalate to the Maintenance Director (Dionna Savage) or Chief Facilities Officer (Alan).

Grounds & Property Upkeep

Maintain grounds, including mowing, trimming, landscaping, trash removal, and snow/ice management as needed.
Keep vacant lots, sites, and common areas clean, mowed, and presentable at all times.
Monitor and maintain entrance signage, lighting, fencing, and overall curb appeal.

Vendor & Contractor Coordination

Schedule and oversee outside vendors and contractors for work beyond on-site capabilities.
Verify completed work, code invoices through AVID, and submit to accounting ([email protected]).

Administrative & Reporting

Submit required daily, weekly, and monthly reports on time.
Maintain inventory of maintenance supplies, tools, and parts.
Track expenses against budget and follow the company credit card and purchasing policy.

Qualifications

High school diploma or equivalent; prior property management and/or maintenance experience preferred.
Working knowledge of general maintenance trades (plumbing, electrical, carpentry, HVAC basics, appliances).
Strong customer-service, communication, and organizational skills.
Basic computer proficiency; ability to learn Rent Manager, Occupi, and AVID.
Valid driver's license and reliable transportation.
Ability to pass a background check and drug screen.

Physical Requirements

Ability to lift and carry up to 50 lbs regularly and up to 75 lbs occasionally.
Frequent standing, walking, bending, kneeling, climbing, and working in confined spaces.
Ability to work outdoors in varying weather conditions.
Ability to use hand and power tools safely.

Work Schedule & Conditions

This is a full-time position. Schedule may include weekends, holidays, and on-call emergency coverage. Some positions include on-site housing as a condition of employment — see Compensation below. Work is performed both in an office setting and outdoors throughout the property.

Site Rent Concession

As part of compensation, this position may include a site rent concession, allowing the employee to reside on-site at a reduced or waived site rent rate as a condition of employment. The concession amount, if applicable, is documented in the Compensation section below. The employee remains responsible for any applicable utilities, deposits, and other charges unless otherwise stated in writing. The concession is contingent on continued employment in this role; should employment end, the employee agrees to vacate the site within the timeframe specified in their lease or housing agreement, in accordance with applicable state law.
